Apartment buildings are the most common housing typology in South Korea. The mass construction of apartment neighborhoods during a period of rapid economic growth (1970–1997) involved the minimization of material use and quality, as well as industrialized construction processes. Accordingly, apartment buildings require essential renovation after only 20 years of operation. This study focuses on the improvement of thermal comfort for the renovation of an exemplary apartment building based on an integrated Building Information Modeling (BIM) and parametric software framework. The existing apartment was reconstructed with BIM software, and the virtual model was utilized for a parametric building energy simulation to calculate the thermal comfort condition of occupants during the entire year. The thermal comfort analysis results defined the criteria for the development of an enhanced building envelope system characterized by modular panels. The parametric energy simulation was executed for the renovated apartment condition with the enhanced envelope system, and the thermal comfort improvements were quantified by comparing the results for the apartment condition before and after renovation. This study aims to provide the tools and criteria for the comfort analysis of apartment occupants, as well as propose sustainable solutions for the improvement of thermal comfort in aged buildings with similar conditions, internal distribution, and construction components.

More than 60% of housing in South Korea consists of mass constructed apartment neighborhoods. Due to poor quality construction materials and components, the average operative life of apartment buildings is 20 years. The rapid degradation and low maintenance condition of transparent and semi-opaque components, as well as the limited daylight access in the standard apartment layout, are cause for the lower visual comfort of occupants. This research analyzes the improvement in visual comfort for the renovation of an exemplary apartment unit in Seoul, using Building Information Modeling (BIM) and parametric environmental analysis tools. The existing apartment is virtually reconstructed with BIM software. The building model is exported to Computer-Aided Design software to execute parametric daylight analyses through environmental simulation software. An enhanced modular building envelope and apartment layout are developed to reduce the energy demand for heating, cooling, artificial lighting, and to improve visual and thermal comfort. The visual comfort analysis of the refurbished apartment results in average improvements of 15% in terms of Daylight Factor and 30% of daylight autonomy. Therefore, this research proposes, the renovation of aged Korean apartment buildings to enhance daylighting and visual comfort.

Over the past decade many studies were conducted to investigate the thermal performance of terraced houses in Malaysia. It was found that this housing typology failed to address the need for thermal comfort and alternatives to the narrow frontage with deep plan have been proposed with simulated good thermal performance. Although this is good progress for new generation of terraced houses, millions of units of terraced houses are still in use and new units with the outdated existing plans continued to get built due to consistently very high demand due to progressive urbanisation and rapid economic developments. Therefore, it is imperative that the thermal comfort issue for existing terraced houses is dealt with and through this paper a comparison between single and double storey terraced houses is made through analysis of indoor environmental monitoring (ambient temperature, relative humidity and air velocity) of two (2) selected case studies in Merlimau, Melaka. Contrary to popular belief, it is found that there is no statistical difference between both sets of indoor temperature and relative humidity between the case studies. This finding is indicative of the consistent and stable temporal temperature highs and lows in a 24 hour cycle despite the difference in indoor volume and distance between the ground floor and the roof cavity. Much of the reason is due to the materiality of the terraced houses construction and unsealed and uninsulated building envelope. Therefore, further research into improving the thermal performance of existing terraced houses of any typology have to be conducted to allow thermal comfort and to reduce reliance on high energy consuming air-conditioning.

With the increasing number of nearly zero-energy buildings (NZEB) due to increase of global awareness on climate change, the new concepts of design and control must be developed because of great NZEB dependency on detailing and multidisciplinary approach. This paper proposes a three-level gateway control method for NZEB project delivery by using digital representation of the building in building information modeling (BIM) environment. These controls (C1, C2 and C3) are introduced before three main phases of any project delivery—design phase, construction phase and handover. The proposed project control procedure uses black-box building energy modeling within the BIM environment, so the paper explores the reliability of one tool for direct energy modeling within the BIM-authoring software. The paper shows two types of validation tests with satisfactory results. This leads to conclusion that analyzed tool for energy simulation within BIM environment can be used in a way that is described in a proposed project control procedure. For further research it is proposed to explore reliability of tools for energy simulation connected to other BIM-authoring software, so this project control procedure could be independent of BIM-authoring software used in the paper.

Building Information Modeling (BIM) and sustainable buildings are two future cornerstones of the Architectural, Engineering and Construction (AEC) industry. In Singapore’s context, the Green Mark (GM) scoring system is prevalently used to assess the sustainability index of green buildings. BIM provides the semantic and geometry information of buildings, which is proliferated as the technological and process backbone for the green building assessment. This research, through vast literature reviews, identified that the current procedure of achieving a Green Mark score is tedious and cumbersome, which hampers productivity, especially in the calculation of building envelope thermal performance. Furthermore, the project stakeholders work in silos, in a non-collaborative, manual and 2D-based environment for generating relevant documentation to achieve the requisite green mark score. To this end, a cloud-based BIM platform was developed, with the aim of encouraging project stakeholders to collaboratively generate the project’s green mark score digitally in accordance with the regulatory requirements. Through this research, the authors have validated the Envelope Thermal Transfer Value (ETTV) calculation, which is one of the prerequisite criteria to achieve a Green Mark score, through a case study using the developed cloud-based BIM platform. The results indicated that using the proposed platform enhances the productivity and accuracy as far as ETTV calculation is concerned. This study provides a basis for future research in implementing the proposed platform for other criteria under the Green Mark Scheme.
