Representation in Multi-Issue Delegated Bargaining

Abstract Delegated bargaining over multiple issues of varying sizes is a frequent occurrence and happens during such contexts as real estate sales and political representation. Past work has shown that while simultaneously bargaining over two issues, it is in the best interest of an individual to choose a representative with identical preferences as herself. By allowing the sizes of the two issues to vary, this paper uses a two-issue, two-player Rubinstein bargaining game to show that an individual is best served by selecting a representative whose preferences closest resemble her bargaining rival’s preferences. It is also found that in some instances depending on the size of the issues the individual will be indifferent when choosing between a representative with identical preferences and another with different preferences to bargain on her behalf.

Examination of the real estate market shows that implementing innovations in this field is a very difficult task. This prompts the question of the necessity of digitalizing the real estate business and of the demand for online integration platforms in this field.Aim. The presented study aims to assess the demand for online integration platforms in the real estate business.Tasks. The authors compare the online integration platforms in the real estate market with the online integration platforms in the hospitality sector and the individual passenger transport market in terms of the share of user profits that integrators receive for their services on the online platform; compare the share of user profits that integrators receive for their services on the online platform with the equivalent indicator in various other global economic activities; assess the value of the services provided by an online integration platform using the methodology proposed by G. G. Azgaldov and N. N. Karpova.Methods. The data were acquired from public Internet sources and personal interviews with the directors of companies that represent or employ the services of online integration platforms in St. Petersburg. The interviews and work with Internet sources were conducted in November 2019.Results. An integrator in the real estate market receives a share of profits of their service users that is comparable to that of the integrators in the hospitality sector and the individual passenger transport market. The share of profits of a Russian integrator in the real estate market is significantly higher than that in such industries as entertainment, fashion, or sports. The value of an online integration platform can be defined as highly valuable, since the expected value of this indicator is 1.5 times higher than the maximum table value.Conclusions. The performed analysis shows a high demand for online integration platforms in the real estate business. Market participants are willing to pay for the ability to use new digital technologies.

Using spatial econometric techniques and local spatial statistics, this study explores the relationships between the real estate values in Tuscany with the individual perception of satisfaction by landscape types. The analysis includes the usual territorial variables such as proximity to urban centres and roads. The landscape values are measured through a sample of respondents who expressed their aesthetic-visual perceptions of different types of land use. Results from a multivariate local Geary highlight that house prices are not spatial independent and that between the variables included in the analysis there is mainly a positive correlation. Specifically, the findings demonstrate a significant spatial dependence in real estate prices. The aesthetic values influence the real estate price throughout more a spatial indirect effect rather than the direct effect. Practically, house prices in specific areas are more influenced by aspects such as proximity to essential services. The results seem to show to live close to highly aesthetic environments not in these environments. The results relating to the distance from the main roads, however, seem counterintuitive. This result probably depends on the evidence that these areas suffer from greater traffic jam or pollution or they are preferred for alternative uses such as for locating industrial plants or big shopping centres rather than residential use. Therefore, these effects decrease house prices.

We present a new, more transnational, networked perspective on corruption. It is premised on the importance of professional intermediaries who constitute networks facilitating cross-border illicit finance, the blurring of legal and illegal capital flows, and the globalization of the individual via multiple claims of residence and citizenship. This perspective contrasts with notions of corruption as epitomized by direct, unmediated transfers between bribe-givers and bribe-takers, disproportionately a problem of the developing world, and as bounded within national units. We argue that the professionals in major financial centers serve to lower the transaction costs of transnational corruption by senior foreign officials. Wealthy, politically powerful individuals on the margins of the law are increasingly globalized as they secure financial access, physical residence, and citizenship rights in major OECD countries. These trends are evidenced by an analysis of the main components of the relevant transnational networks: banks, shell companies, foreign real estate, and investor citizenship programs, based on extensive interviews with key informants across multiple sites.

<p>This study explores the factors that affect the incomes of real estate salespersons by applying hierarchical linear modeling (HLM) to investigate the incomes of real estate salespersons in Kaohsiung. A total of 510 questionnaires were distributed to large chain housing agencies, of which a total of 319 effective samples were retrieved from 54 branch stores, for an effective return rate of 62.55%. The empirical results showed that individual incomes vary significantly from store to store. About 4.8% of the variation in individual incomes was due to differences among different branch stores. The individual income of a real estate salesperson is also significantly affected by individual-level factors such as age, working hours, and working experience. The marginal impact of education level, age, working hours, and working experience on real estate salesperson income is moderated by the type of store at which the given salesperson works. In addition, a branch store’s location has a direct, significant, and positive impact on a real estate salesperson’s income.</p>

This paper presents the process of real estate reallocation as a mass cadastral subdivision process of agrarian communities’ customary rights. The agricultural communities have existed for centuries and have been jointly owning and using the common land. Such gatherings were developed mainly due to the unique requirements deriving from land use and relief characteristics, such as joint forest management on mountain slopes. The main objective of this research has been to analyse the process of real estate subdivision, which has its legal background in Slovenian legislation. In this paper, the process of cadastral subdivision of land owned by agricultural communities is presented as a mass cadastral land subdivision process: from preparatory work to the new geometric structure of the common land. The cadastral, organisational, and engineering role of the chartered surveying engineer and the surveying company is examined. An aim of the paper is, inter alia, to develop a conceptual model of the process that will serve as a basis for optimisation, for a more just and more efficient distribution of assets among community members. The course of the individual steps of the community established land subdivision is shown with unified modelling language (UML) activity diagrams. As a case study, we have considered the subdivision of the property of the agricultural community of Zgornja Sorica in Slovenia.

Abstract Contemporary society is plagued by a number of issues and inconsistencies on both an environmental and a socio-economic level. Reliance on bank loans forces debtors to seek means to repay their debts, thus facilitating the current boundless economic growth in which long-term, environmental considerations typically come second. On the individual level, since virtually nothing is free, everyone has to ensure his or her own livelihood, mostly in the form of wage labour. For fear of poverty, the unemployed must adjust to the needs of the job market and risk not being able to fully explore their potential. Other socio-economic groups also face stigmatisation, and inequality is rampant as a result of the pervasive market-based pricing mechanisms. In view of these issues, it seems unjustified to accept these terms and conditions in the future, especially since the West has to cater to its ageing population and the ensuing pressure this will exert on welfare systems. Therefore, as a transdisciplinary team assisted by various experts and armed with insights from a wide <target target-type="page-num" id="p-2"/>variety of sources, we propose an alternative model of society based on the values of fairness, inclusion and transparency, with the goal of developing a representative systems map for a future, resilient and equitable society. The exact workings of this society are captured by several building blocks, which together endeavour to cover the full range of functions and responsibilities associated with society today, and jointly promote democratisation while guaranteeing equal political representation for all members of society.

Digital technologies carry the promise of transforming science and opening up the research process. We interviewed researchers from a variety of backgrounds about their attitudes towards and experiences with openness in their research practices. We observe a considerable discrepancy between the concept of open science and scholarly reality. While many researchers support open science in theory, the individual researcher is confronted with various difficulties when putting open science into practice. We analyse the major obstacles to open science and group them into two main categories: individual obstacles and systemic obstacles. We argue that the phenomenon of open science can be seen through the prism of a social dilemma: what is in the collective best interest of the scientific community is not necessarily in the best interest of the individual scientist. We discuss the possibilities of transferring theoretical solutions to social dilemma problems to the realm of open science.

In India, ‘independent documentary film’ is a term that signifies a body of films that first appeared in 1975 during the Constitutional Emergency, a period when the repressive exercise of state authority threatened the democratic political foundations of the nation. The initial usage of the term ‘independent’ to denote a production category located outside of state structures is now a misnomer. In the post-economic reform landscape, independent filmmakers operate with greater flexibility and various interdependent and mutually cooperative forms of organisation between filmmakers, the state, international and domestic NGOs, private institutions and individuals are commonplace. My attempt here is to construct an ongoing critical dialogue between broader concepts of documentary studies and the situated perspectives that emerge from individual accounts and the analysis of films produced and circulated using diverse modes and architectures. Emphasising the historical significance of documentary as a space of oppositional representation, the accounts produce a grounded theory of independence structured in relation to institutions, industry practices, individual subjectivities and technology in post-reform India. Combining the study of independent film practice and textual analysis, the mixed methods study investigates how independent Indian documentary is a practice that not only produces political representation but opens up new material relations between culture, society and the individual.
