Rethinking the Role of Racial Segregation in the American Foreclosure Crisis

Racial segregation is an important factor in understanding the foreclosure crisis, but must be understood to operate in particular and specific ways. The primary, positive impact of segregation on foreclosure risk operates prior to loan origination through the differential access to loan quality by race. Afterward, the impact of segregation is negative. Drawing on a rare dataset of loans that combine loan performance and borrower characteristics, I use a competing risks proportional hazard model to examine the impact of race and racial segregation on risk of foreclosure among borrowers. Results indicate that Black segregation has a large, negative impact on foreclosure risk. Instead, the strongest positive contributor to foreclosure is the negative value of the home relative to the balance of the loan (i.e., “underwater,” as measured by the put option), which is also the mechanism that explains most of the difference in the foreclosure rate by race. The negative impact of racial segregation on foreclosure risk is the result of a mismatch between cities with high levels of segregation and cities with large declines in home prices and related foreclosures.

The success of a construction project is a widely discussed topic, even today, and there exists a difference of opinion. The impact of communication and conflict on project success is an important, but least addressed, issue in literature, especially in the case of underdeveloped countries. Miscommunication and conflict not only hinder the success of a project but also may lead to conflicts. The focus of this paper was to examine the impact of communication on project success with the mediating role of conflict. By using SPSS, demographics, descriptive statistics and correlation were determined. Smart PLS version 3.0 was used for confirmatory factor analysis (CFA), internal accuracy and validity estimates, hypothesis checking and mediation testing. The results showed that formal communication has a negative impact on the success of a construction project, resulting in conflicts among project team members, whereas informal communication and communication willingness have a positive impact on project success because people tend to know each other, and trust is developed. Task, process and relationship conflicts were used as mediating variables. It was found that task conflict effects the relations positively because project team members suggest different ways to do a certain task, and, hence, project success is achieved. On the contrary, process conflict and relationship conflict have a negative impact on communication and project success. Both of these conflicts lead to miscommunication, and project success is compromised. Hence, it is the responsibility of the project manager to enhance communication among project team members and to reduce the detrimental effects of process and relationship conflict on project success.

Internal control plays a role in risk prevention for firms when dealing with serious emergencies, which ensures the sustainable development of firms during a crisis. Based on the rapid outbreak of COVID-19 in China, this paper empirically tests whether internal control alleviates the negative impact of the pandemic on firm performance. Using a sample of Chinese listed firms from the first quarter of 2019 to the third quarter of 2020 and employing the difference-in-difference (DID) method, we find that the firms with a higher quality of internal control achieve better financial performance during the pandemic period; the more serious the pandemic is, the more obvious effect internal control plays. Furthermore, we consider the industry heterogeneity and firm heterogeneity of the risk resistance effect of internal control. In the manufacturing industry, which is a “disaster zone” of the pandemic, and the non-high-tech industry with a low degree of digitization, internal control can play a more important role in firms’ performance. Moreover, for state-owned enterprises, and firms with strong financing constraints, the role of internal control is more prominent. The above results provide empirical evidence for the risk prevention function of internal control and shed new light on the measures for firms to resist emergencies in the future.

This article reports the findings of a longitudinal study of the impact of government coalfield regeneration policy on the Nottinghamshire ex-mining community of Warsop Vale, whose colliery closed in 1989. Based on interviews with local residents, community development workers and representatives of regeneration agencies, the study highlights tangible improvements in community resources and the recent introduction of an innovative new housing scheme as evidence of a positive impact of government measures. Particular importance is attached to the key role of local government, the voluntary sector and regeneration agencies in carefully cultivating the local social capital and raising Warsop Vale's political profile since 1989, enabling it to seize the opportunities inherent in New Labour's coalfield policy.

Kendala internal yaitu lelah fisik, lelah mental. dan kendala eksternal yaitu adanya keterbatasan waktu. 3. Dampak yang terjadi dalam menjalankan peran gandanya berdampak positif dan negatif. Dampak positif nya bisa membantu perekonimian keluarga adanya kerja sama antara ibu dan anak dalam menyelesaikan tugas rumah.KATA KUNCI: kehidupan keluarga, peran ganda perempuan.��ABSTRAC: This research is motivated by the dual role of women who must be smart in dividing the time between family and work. This study uses a descriptive qualitative approach. The findings of the research revealed that : 1) A general description of the dual role of women, namely the role of housewives. 2) The constrains felt by women in carrying out all their roles came from internal and external. Internal constraints namely pysical fatigue, mental fatigue. And external constraints, namely the limitation of time. 3) The impact that accurs in carrying out its dual role has a positive and negative impact the positive impact can help the family economy with cooperation between mother and child in completing homework.KEYWORDS: family life, the dual role of women.

The research aims to study the impact of the role of internal audit, the application of regional accounting systems, and human resource competencies on the quality of financial statements. A sample of 141 employees according to the purposive sampling method and by distributing questionnaires. It turned out that the questionnaire returned was only from 138 employees. Data analyzed through moderate regression analysis (MRA) from the SPSS program. The results of the study stated that the role of internal audit has a negative impact on the quality of financial statements, the application of regional accounting systems and human resource competencies have a positive impact on the quality of financial statements

The goals of modern education go beyond mastering cognitive skills, competencies and knowledge. An equally important result of education is the child's school well-being, his/her positive attitude towards school, learning, teachers, and his/her own potential. This study is dedicated to the exploration of internal and external predictors of well-being in Russian elementary schoolchildren (N=1006).It assesses the impact of the learning system (developmental/traditional), satisfaction with relationships with teachers, and intrinsic and extrinsic types of academic motivation on school well-being and academic self-esteem. The results of the study show that the well-being of elementary schoolchildren is based on the positive impact of intrinsic and autonomous motivation and the negative impact of external motivation based on control and demands of teachers and parents. The results also show that the child’s relationship with the teacher and perception of him/her as an interesting person, ready to help and support in the learning process, play an important role in the child’s school well-being and intrinsic motivation. The results of structural equation modeling (SEM) confirm that developmental education programs, in comparison with traditional ones, also contribute to school well-being and academic self-esteem of elementary schoolchildren. The practical significance of the study is to take into account the role of both pedagogical (the role of the teacher’s personality and the teaching system) and psychological factors (intrinsic and extrinsic motivation) in maintaining the well-being of elementary schoolchildren.

The purpose of this study is to test the mediating role of attitude on the motivations and constraints for collaborative consumption and to test the impact of perceived hygiene and cleanliness issues and anticipated financial guilt in the collaborative consumption by applying behavioural reasoning theory. A descriptive research design is adopted. Responses collected from 200 responses were subjected to statistical refinement and linear regression. The findings reveal that economic benefits and perceived sustainability demonstrated an insignificant impact on the attitude. However, the institution-based trust showed a positive impact on the attitude. The attitude is a strong mediating variable. Without the attitude, the consumers have no intention. Anticipated financial guilt and perceived hygiene and cleanliness issues have a negative impact on intention, when mediated by the attitude. The study implies that marketers need to build a strong attitude towards the collaborative consumption. Also, they need to target the middle- and higher-income groups with economic appeal. Practitioners must position their products as sustainable. They must build trust by addressing the concerns of the consumers. Practitioners need to increase awareness that they are doing the business taking the utmost care of hygiene.

This paper explores the impact of two shocks, trade liberalisation policies and decline in remittances, on welfare and poverty in Pakistan. It begins by reviewing the economy, which reveals that during the Nineties although import tariffs were reduced by 55 percent, poverty however remained higher in this period than in the Eighties. At the same time, Pakistan has experienced a slow down in the inflow of remittances, which reduces the incomes of households and puts pressure on the exchange rate resulting in reduction in the inflow of imports despite a reduction in import duties. Thus, in the absence of the effects of decline in remittances, the analysis of the impact of trade liberalisation policies may render biased results. This study overcomes this constriction and analyses the impact of trade liberalisation policies in the absence and presence of decline in remittances in a CGE framework with all the features necessary for trade policy analysis with poverty and remittances linkages. The simulation results show that a decline in remittances reduces the gains from trade liberalisation. The negative impact of remittance decline dominates the positive impact of trade liberalisation in urban areas. But, the positive impact of trade liberalisation dominates the negative impact of a decline in remittances in the case of rural areas. Poverty rises in Pakistan as a whole. It shows that the decline in remittance inflows is a major contributory factor in explaining the increase in poverty in Pakistan during the Nineties.

Introduction: In higher education, outcome based approach to teaching is the dictum. Assessment criteria should be designed to ensure that learning takes place at the level appropriate to the assigned skill. Students when familiarised with the assessment criteria results in self-motivated approach to attain that skill.The objective of the present study is to determine the impact of awareness of assessment criteria on the performance of students in group activities. Materials and methods:100 phase one MBBS students were included in the study.Whole batch was divided into 15 small groups and each group was given a problem based question to discuss.The role of each participant in the group was assessed by assessors using specified assessment criteria. Assessment was done in two phases. In the second phase students were made aware of the assessment criteria. Reflections of students regarding the assessment criteria were also collected. Results:The scores obtained after the students were aware of the assessment criteria was higher and the difference was found to be statistically significant. Majority of the students reflected on the positive impact of being aware of the assessment criteria. Conclusion: Knowing about based on what criteria a candidate is being assessed motivates the student to perform better.In activities which was not assessed earlier the approach of using an assessment criteria and making the student aware of it would definitely assure better performance.

The study aims to assess the impact of biophilic design on environment knowledge and relation with nature. The movement aims to build an energy-efficient building and develop environmentally friendly by managing natural resources effectively. Also, analyze the impact of biophilic design and its relationship with environmental awareness and nature. The study resulted that health and nature are related to god’s faith. It gives a huge positive impact and nature cannot be ignored as a valuable source of health and happiness.
