Buildings are highly resourceful in the effective operation of tertiary institutions. It is imperative that these assets should be given good maintenance attention for effective performance. Public institutions have always been faced with ineffective maintenance of buildings due to bureaucratic constraints and poor maintenance culture. This study is aimed at establishing prospects for improving maintenance management and performance of buildings in public universities in Nigeria, using Nnamdi Azikiwe University as a case study. The study adopted a survey research approach using a structured questionnaire. A total of 148 responses were gotten from the Works and Services Department and Heads of academic departments out of 203 distributed questionnaires, being a 72.9% response rate. The questionnaire was analyzed using descriptive statistics technique. The study variables were examines using mean, with an acceptance benchmark of 3 and above. This implies that any issue that has the mean of the responses to be 3.0 will be regarded as “agreed”, while those whose mean of their responses are less than 3.0 will be regarded as “disagreed”. Mean and standard deviation of each item were determined, and ranking were then assigned to them. From the research findings, it is evident that there are statistically significant prospects for improving on the poor state of building maintenance management in the study area. The study therefore recommends that adoption and deployment of computerized maintenance management system that would handle all aspects of users’ reporting and feedback, scheduling and coordination of activities; intensive training and retraining program for the maintenance personnel, orientation programs for building users on healthy maintenance culture and regular building condition survey should be incorporated as prospects for improving building maintenance management in the study area.

This case study reviews the process that the City of Naperville Information Technology Department undertook to implement a Computerized Maintenance Management System (CMMS) for the city’s Department of Public Utilities–Water. A CMMS is a software system for managing infrastructure with tools for creating and tracking maintenance activities associated with physical assets. Typical requirements for a CMMS include the ability to handle requests for service, process work orders, plan preventive maintenance, provide for tests and inspections, and enable ad hoc searching and reporting. The software that the Naperville Water Utility chose for a CMMS was selected for its tight integration with its Geographic Information System (GIS), the computerized mapping database that contained a spatial model of the department’s water distribution and wastewater collection assets. Many of the challenges that the IT Department had in implementing the CMMS related to issues with the GIS data. In addition, several of the city’s ?nancial systems, such as accounting, utility billing, customer information systems, and inventory required integration with the CMMS. The case study will cover the complexities of integration with these disparate data sources that have both a technical and organizational basis. Finally, as with all implementations of software systems, the element of organizational change needed to be addressed. For that reason, business process mapping and re-engineering practices were employed to support the deployment of the software.

Purpose The building maintenance management becomes more complicated nowadays, with several sourcing strategies springing up for building maintenance work provisions. Various studies demonstrate that the selection factors and performance measurements are both essential aspects in determining and evaluating the sourcing strategy for building maintenance management. Thus, the purpose of this paper is to examine the relationships between the selection factors and performance measurements of sourcing strategy. Design/methodology/approach The paper targeted to evaluate and analyse the perceptions of the building maintenance practitioners regarding the degree of importance of selection factors and performance measurements. Through quantitative approach, the paper adopted stratified random sampling to distribute the questionnaires to the building maintenance practitioners operating in both private and government high-rise office buildings in Kuala Lumpur. Findings The findings highlighted the quality factors as the most important selection group factors; meantime, the ability to fulfil client’s need and requirement as well as the ability to deliver the service with reasonable reliability and predictability are identically important performance measurements. There is a significant relationship between the selection factors and performance measurement of sourcing strategy. Originality/value This paper provides an impetus research which uncovered the sourcing practices in the industry and guided the sourcing process in determining the appropriate sourcing strategy.

Maintenance is one of the main stages to deliver business outcomes from physical assets over their life cycles. However, as unexpected events and performance may occur in maintenance management, organizations shall be aware of how to address them as well as other opportunities for improvement. Accordingly, this chapter intends to present an improvement framework for maintenance management. The first two sections provide an introduction to maintenance management improvement and its interface with the ISO 55000 series for asset management and the maintenance management model (MMM). Then, the proposed framework and its activities for improvement in maintenance management are discussed in the third section. The fourth section addresses an overview of the main RCA techniques to support the framework implementation. Finally, a hydroelectric power plant case study is discussed to demonstrate the framework in a real operational context.

In the northern Australian cropping region, mungbean is commonly sown as an opportunity crop, usually on low soil water after a winter cereal, and consequently has a reputation for being a low yielding, high risk crop. Yield prospects could be improved and risks reduced if it was sown on soils with a higher soil water content, for instance in spring after a winter fallow. However, there is a lack of experience and confidence in alternative roles for mungbean in the farming system. This paper describes a research approach involving researchers, farmers, advisers, and grain traders in which on-farm monitoring of spring-sown commercial crops and cropping systems simulation with APSIM were used to explore yield prospects for a spring-sown crop after a winter fallow. The key elements of the approach are: (1) identification of possible options through simulation of scenarios, (2) testing the new practice with innovative farmers, and (3) monitoring of the management and performance of commercial crops and comparing yields with benchmarks estimated with a model. In this case, after 2 years of on-farm testing, spring-sown mungbean has been shown to have a potential for high returns in the northern cropping systems.

The term maintenance is defined as combination of technical and administration works which includes supervision works that intended to retain item or reestablish it to a state in which it can perform its required function perfectly. Nowadays, with the increasing numbers of users in the public building especially peak season of the year, for the case study a bus terminal, the comfort and user contentment of the indoor environmental quality has become a most important element in maintenance management. In this research, level of current building maintenance management services for indoor environmental quality and user contentment was identified by assessment and checklist. Apart from that, IEQ test was conducted to support the level of contentment in user of the building. However, from the results of data collected, it was known that the latest quality maintenance services level in the bus terminals still not up to the level because user still side to the dissatisfaction range.

Our society and its organizations demand an effective management, being the role of managers essential for success, in particular at the Product System created to increase the quality and competitiveness of the agrifood chains of strategic products. This project aims to identify the degree to which managers in Aguascalientes cover the profile required to face the challenges that demand promoting the integration of agrifood chains of added value and achieve the sustainability of the Product System Committee. The process was developed under a mixed research approach (qualitative and quantitative) of descriptive scope, as a case study, with the application of specific tools from the position and performance analysis, to 50% of managers, with a non-sampling probabilistic for convenience. The diagnostic results indicate a high average (90%) in the position-person profile affinity, placing planning less than 75% as the main areas of opportunity, which negatively influences the achievement of sustainability, and on the other hand the level of mastery (33%) of the guidelines and strategies of integration and operation of the Committees. Derived from the analysis of results, recommendations related to talent management and managerial development were outlined.
