The research objectives were to find out the suitability of the murabahah contract on home ownership financing of Bank Jatim sharia business unit. The research objects were the employees of Bank Jatim Sharia who were competent in the field of financing analyst for Griya iB Barokah KPR (public housing loan). This research used descriptive qualitative approach. The data collection was conducted by interviewing five employees of Bank Jatim sharia business unit. The results of this study was, there were four points that were used as references for conducting research, namely prices, guarantees, fines, bad financing of KPR products which in practice were in accordance with DSN-MUI fatwas. Open spaces in Hong Kong are in short supply and they are often underused due to the adverse climate, especially in hot and humid summer. This is a missed opportunity that can be otherwise realized to promote health and social interactions for local communities. The high density urban environment makes the condition worse by raising the urban heat island effect and leaving planners with fewer mitigation options. This study aims to test the hypotheses that an unfavourable thermal environment disrupts the use of outdoor open spaces; if yes, whether such disruptions differ by age groups. On-site measurement and computer simulations were conducted in three open spaces in public housing estates in Ngau Tau Kok, Hong Kong. Thermal conditions were assessed using the Universal Thermal Climate Index. Occupant activities were recorded, together with a questionnaire survey. Results showed that an open space purposefully designed for breeze and shading was 2.0°C cooler in Universal Thermal Climate Index compared with the other two. It attracted more optional/social activities, higher frequency of visits, and longer duration of stay. The elderly activities were more susceptible to disruptions from heat stress compared with younger groups. Elderly activities largely diminish when ambient thermal environment exceed 39°C in Universal Thermal Climate Index. Findings have implications to design and retrofitting of open spaces in order to maximize their use.

In Singapore, a densely urbanised Asian city state, more than 80% of the population stays in public housing estates and the majority (90%) own their own homes. For the needy who cannot afford home ownership, public rental flats are available. We were interested in exploring social-environmental factors that are associated with loneliness among elderly residents of public rental housing in Singapore. We surveyed residents aged ≥60 in two Singapore public housing precincts in 2016. Loneliness was measured using a three-item scale. Sociodemographic information was obtained via standardised questionnaires. We used chi-square to identify associations between loneliness and sociodemographic characteristics, as well as neighbourhood perceptions (safety, convenience and the physical environment), on univariate analysis; and logistic regression for multivariate analysis. The response rate was 62.1% (528/800). On multivariate analysis, staying in a rental flat block was independently associated with loneliness (adjusted odds ratio, aOR = 2.10, 95% confidence interval (CI) = 1.32–3.36), as was staying in a poorer physical environment (aOR = 1.92, 95% CI = 1.15–3.22). Although needy Singapore residents share the same built environment as more well-to-do neighbours, differences in the impact of loneliness do exist.

Hong Kong Chief Executive Carrie Lam presented her housing policies at the 2019 annual address in broad strokes, including using ordinances to resume undeveloped land in accordance with the law. The Hong Kong government could use its regulatory power as disincentives for private development of land given the highly bureaucratic, time-consuming and expensive land development approval process. The Hong Kong government would also work jointly with private sector landlords to potentially develop public housing and profit-driven projects, which would then be negotiated based on the Hong Kong government’s terms and conditions.
