Using the award-winning management services company, Kai Shing Management Services Limited (KSMS) in Hong Kong as a case study, this research investigates effective green management strategies range from carbon emission reduction, energy-saving, water-saving, waste recycling, indoor air quality management, daily green practices, clubhouse practices and various educative community engagement initiatives that have been adopted in award-winning properties management company in Hong Kong. KSMS is committed to implement environmentally friendly practices to all of sites. So as to encourage customers to participate in green living and bring a positive impact on the environment, people and communities.  Author conducted case study analysis to illustrate the contributing role of properties management company in green management. All those green management strategies have demonstrated the leading and contributing roles of properties management company.  All the management services companies and customers should join hand in hand in daily environmental protection. Originality/Value: This paper urges for the importance of all stakeholders including, government, customers and all management services companies to jointly engage in daily environmental protection for sustainable development. The aim of such an episode is to arouse all stakeholders to take part in environmental protection truly, wholeheartedly and sincerely.

Using the properties management in Park Island, Hong Kong, as a case study, the purpose is to focus on illustrating the significance of providing 4P’s “Proactive, Protective, Professional and Passionate” in extraordinary properties management services in whatever weather condition and on whenever situation. Design/Methodology/Approach - This paper used the Super Typhoon Mangkhut in Sept 2018 in Park Island, Hong Kong, as a case study to illustrate the professionalism exhibited in Park Island, Kai Shing Management Services Limited. The deep thoughts and feelings from residents were quoted and analyzed. Authors conducted twenty-five in-depth semi-structured interviews. Findings - The inspiring real life experiences from respondents who have been living in Park Island were quoted. It has been reflecting the “PARK ISLAND" spirit and demonstrating the significance of professionalism and extraordinary service performance for crisis management after super typhoon Mangkhut signal No. 10 was hoisted. Providing 4P’s “Proactive, Protective, Professional and Passionate” in extraordinary properties management services in whatever weather condition and on whenever situation can gain the trust, respect, appreciation and gratitude from residents to professional property management practitioners. Practical implications – Based on the insights gained from interviewees, providing 4P’s –“Proactive, Protective, Professional and Passionate” in extraordinary properties management services in whatever weather condition and on whenever occasion can exceed residents’ expectations and enhance the reputation of the property management company. Originality/value - This paper urges for the fundamental service philosophy and attitude exhibited from the property management practitioners to deal with crisis management during the adverse weather condition. This paper uses the Super Typhoon Mangkhut in Sept 2018 in Park Island, Hong Kong, as a case study, and the aim of such an episode is to arouse all the properties management companies to strive the best to meet and exceed residents’ needs in whatever weather condition and on whenever occasion.

This article generalizes the current condition of the MTR, introducing the “rail transit plus comprehensive land use” mode in detail. By analyzing this mode applied in Hong Kong, three feasible factors to the success of this mode in Hong Kong are found. According to the annual report of MTR, this mode brings great profit to MTR and has become the learning example to the rest of the world. In China, Shenzhen Metro Group co., Ltd, Hangzhou Metro Group co., Ltd and Beijing Subway are now learning this mode to alleviate the financial burden of government as well as to enlarging the metro by using their profit. In order to realize win-win situation, several suggestions should be put forward.

There is an increasing complexity and interplay between all of the issues associated with property portfolio decisions. This paper explores the relationships between financial, environmental and social parameters associated with building adaptive reuse by way of a case study. A new model predicting adaptive reuse potential is applied to a heritage building in Hong Kong known as Lui Seng Chun. Such application can assist in the transformation of the building and property industry towards more sustainable practices, strategies and outcomes, by providing a means by which the industry can identify and rank existing buildings that have high potential for adaptive reuse. In Hong Kong's case it provides an ability for sustainable, responsive energy and natural resource management by allowing issues regarding excessive and inappropriate resource use to be identified and assessed, and appropriate management strategies to be implemented. Given the building's current age and condition, Lui Seng Chun has at least 25 years of physical life remaining. The further application of a multi‐criteria sustainability evaluation tool supports the conclusion that an adaptive reuse strategy for this building will make a demonstrable contribution to the economic, social and environmental amenity of Hong Kong. The application of these techniques to other buildings with significant “embedded physical life” is highly recommended. Potencialaus naudojimo modelio taikymas Honkonge: Lui Seng Chun atvejo tyrimas Santrauka Priimant sprendimus dėl nuosavybes portfelio, kyla vis sudėtingesnių ir tarpusavyje labiau susijusiu klausimu. Šiame darbe nagrinėjami ryšiai tarp finansiniu, aplinkos ir socialiniu parametru, susijusiu su pastatu naudojimu. Naujas modelis, numatantis potencialu pastatu naudojimą, taikomas Honkonge esančiam paveldo pastatui, vadinamam Lui Seng Chun. Transformuojant pastatu ir nuosavybes industrija, kai siekiama darnesniu praktikos, strategijų ir rezultatu, šis modelis gali būti naudingas, nes suteiks priemonių, padėsiančių identifikuoti ir klasifikuoti tuos pastatus, kuriu naudojimo potencialas didelis. Honkongo atveju tai galimybe imtis darnaus, atsakingo energijos ir gamtiniu išteklių valdymo, nes galima nustatyti ir įvertinti besaikio bei netinkamo išteklių naudojimo problemas ir įdiegti reikiamas vadybos strategijas. Atsižvelgiant į pastato amžių ir būkle, Lui Seng Chunfiziškai dar gali gyvuoti bent 25 metus. Toliau naudojamas daugiakriterinio darnos vertinimo įrankis patvirtina išvada, kad naudojimo strategija šiame pastate nemenkai prisidės prie viso Honkongo ekonominio, socialinio ir aplinkos patrauklumo. Rekomenduojama taikyti šiuos metodus kitiems pastatams valdyti, kuriu likusi naudojimo trukme dar yra netrumpa.
