This study is the first to identify whether specific individual homebuyer characteristics, such as repeat versus first- time, local versus out-of-town, individual versus joint decision-makers, and Web versus non-Web users relate to the rating of a firm’s overall service quality and whether or not the buyer will recommend the firm to others. A hedonic model reveals there is a significant linkage between repeat homebuyers and recommending the firm to others. Variations of the hedonic models are also examined. Specifically, multiple ways to measure each buyer characteristic are considered.

Purpose The purpose of this paper is to map the service quality (SQ) of Airbnb, to provide additional insight for such top player of short-stay accommodation in the sharing economy context. Design/methodology/approach A mixed-method approach is used in two phases. In the qualitative phase, 112,138 online review comments of Airbnb guests were analyzed to generate the service attributes. In the quantitative phase, an online survey (n = 814) was conducted to calculate the performance and importance values of extracted attributes to plot them in an Importance-Performance Analysis (IPA) matrix. Findings A holistic image of the Airbnb extracted service attributes was presented through the IPA plot. Four types of SQ strategies were proposed, considering the actions priority. “Price reasonability” was the most important service attribute of Airbnb for guests, whereas “Check-in flexibility” was the best performed one. Practical implications The results shed light on the most relevant SQ attributes of Airbnb and proposed suitable strategies that can prioritize relevant stakeholders’ actions and decisions. The study significantly contributes to all decision makers involved in the short-stay accommodation sharing industry to further understand and develop SQ. Originality/value This research, using a comprehensive hybrid method, opens a lens to see more clearly the positioning of different attributes of Airbnb service from importance and performance viewpoints. As a contribution, the SQ of Airbnb was mapped by conducting an IPA for the first time in the literature.

Purpose With this paper, the authors aim to investigate the drivers behind three of the most important aspects of the Chinese real estate market, housing prices, housing rent and new construction. At the same time, the authors perform a comprehensive empirical test of the popular 4-quadrant model by Wheaton and DiPasquale. Design/methodology/approach In this paper, the authors utilize panel cointegration estimation methods and data from 35 Chinese metropolitan areas. Findings The results indicate that the 4-quadrant model is well suited to explain the determinants of housing prices. However, the same is not true regarding housing rent and new construction suggesting a more complex theoretical framework may be required for a well-rounded explanation of real estate markets. Originality/value It is the first time that panel data are used to estimate rent and new construction for China. Also, it is the first time a comprehensive test of the Wheaton and DiPasquale 4-quadrant model is performed using data from China.

<p><span lang="EN-GB">The study of happiness was dominated with the model of subjective well-being. With the advent of positive psychology the eudaimonic and hedonic models entered the field, but major surveys continue to use single-item measures of life satisfaction or happiness. We study the associations between life satisfaction and happiness, measured single-items with a graphic representation of a ladder and a thermometer, and three models of happiness: the subjective well-being, the eudaimonic and hedonic. The results showed that subjective well-being was the main predictor of life satisfaction and hedonic model also predicted a small amount of this variable. For happiness the predictors were the same but in reversed order, the main predictor was the hedonic model and a small variance was explained by subjective well-being. Contrary to our hypothesis the eudaimonic perspective of happiness was not a predictor in none of the models. These results underline the importance of the interaction between a cognitive or appraisal perspective and the hedonic perspectives for the study of happiness.</span></p>

Land degradation is one of the most impacting phenomena on natural resource availability, both in quantitative and qualitative terms. In order to provide efficient tools for territorial sustainable management in areas affected by land degradation, it is important to define suitable models and indicators able to identify exposed areas and their vulnerability level, so as to provide an effective support for decision makers in identifying intervention priorities and planning mitigation/adaptation strategies. This work is focused on the evaluation at high spatial detail of land degradation vulnerability due to anthropic factors, which is a crucial issue in areas devoted to farming practices. Vulnerability is evaluated by integrating a new indicator of the mechanization level the authors recently developed, with a set of census based indicators of land management. The new indicator is independent of census data being based on land cover data; thus, it can provide a better spatial characterization and a more frequent updating compared to commonly adopted indices that are evaluated at municipal scale. By analyzing data for the whole Southern Italy, such an indicator was integrated for the first time at full spatial resolution to obtain a final vulnerability index of land management. This comprehensive index enabled a more accurate estimation of the land degradation vulnerability due to anthropic factors allowing the discrimination of priority areas within the municipal areas.
