Prices in the Asian residential property markets have skyrocketed over the past decade. A high rate of economic growth is one of the major reasons for the price spiral. Most Asian residential property markets are, however, concentrated and national in nature. Maintaining an artificially high price level through coordination amongst producers is not impossible and would be the natural choice of oligopolistic behavior (Scherer and Ross, 1990). This study examines price responses to changes in economic determinants in Singapore. The focus is on supply. Cointegration and error-correction techniques are employed to test if upward and downward adjustment speeds are similar. The results verify the impact of GDP growth, but also show that price response to the supply of housing units is significantly downward rigid. This is not inconsistent with the hypothesis of collusive price setting by property developers.

The article presents a two-stage model for estimating the value of residential property. The research is based on the application of a sequence of known methods in the process of developing property value maps. The market is divided into local submarkets using data mining, and, in particular, data clustering. This process takes into account only a property’s non-spatial (structural) attributes. This is the first stage of the model, which isolates local property markets where properties have similar structural attributes. To estimate the impact of the spatial factor (location) on property value, the second stage involves performing an interpolation for each cluster separately using ordinary kriging. In this stage, the model is based on Tobler’s first law of geography. The model results in property value maps, drawn up separately for each of the clusters. Experimental research carried out using the example of Siedlce, a city in eastern Poland, proves that the estimation error for a property’s value using the proposed method, evaluated using the mean absolute percentage error, does not exceed 10%. The model that has been developed is universal and can be used to estimate the value of land, property, and buildings.

Until now the government and private sector have not been able to address the backlog of 13.5 million housing units for ownership status and 7.6 million units for residential status. The high price of land has led to the high price of the house so that low-income communities (MBR) is not able to reach out to make a home purchase. In addition to the high price of land, tax factors also contribute to the high price of the house. The government plans to issue a policy for the provision of tax incentives, ie abolish VAT on home-forming material transaction. This policy is expected to house prices become cheaper, so the demand for housing increases, and encourage the relevant sectors to intensify its role in the construction of houses. It is expected to replace the lost tax potential and increase incomes. Analysis of the impact of tax incentives housing to potential state revenue and an increase in people's income, especially in Papua province is using the table IO because in addition to looking at the role each sector can also see the impact on taxes (income tax 21 Pph 25 Pph, VAT), and incomes (wage). We proposed that a moderator, others' similarity, would determine the impact of high participation rates of others on an individual's charitable behavior, and aimed to show that this moderator would work through the diffusion of responsibility motive. Participants (N = 152 undergraduate students) completed measures of charitable behavior and diffusion of responsibility, after being assigned to 1 of 2 conditions where a set percentage of other students (manipulated as either similar undergraduate students or dissimilar graduate students) were stated to have already donated to a charitable campaign (high contribution condition = 70% participation, low contribution condition = 30% participation). Our results showed that the high participation rate of others increased an individual's charitable behavior when the others in question were similar to that individual, but not when the others were dissimilar. In addition, the high rate of participation by others increased the diffusion of responsibility motive when the others in question were dissimilar to that individual, leading to a negative effect on that individual's charitable behavior.

Intense pulsed electric fields (PEF) are a novel modality for the efficient and targeted ablation of tumors by electroporation. The major adverse side effects of PEF therapies are strong involuntary muscle contractions and pain. Nanosecond-range PEF (nsPEF) are less efficient at neurostimulation and can be employed to minimize such side effects. We quantified the impact of the electrode configuration, PEF strength (up to 20 kV/cm), repetition rate (up to 3 MHz), bi- and triphasic pulse shapes, and pulse duration (down to 10 ns) on eliciting compound action potentials (CAPs) in nerve fibers. The excitation thresholds for single unipolar but not bipolar stimuli followed the classic strength–duration dependence. The addition of the opposite polarity phase for nsPEF increased the excitation threshold, with symmetrical bipolar nsPEF being the least efficient. Stimulation by nsPEF bursts decreased the excitation threshold as a power function above a critical duty cycle of 0.1%. The threshold reduction was much weaker for symmetrical bipolar nsPEF. Supramaximal stimulation by high-rate nsPEF bursts elicited only a single CAP as long as the burst duration did not exceed the nerve refractory period. Such brief bursts of bipolar nsPEF could be the best choice to minimize neuromuscular stimulation in ablation therapies.
