Millennials is still a very hot topic to discuss. The many problems in this generation make most people research and find ways to overcome these things. On this occasion, the millennial generation problem that will be chosen to be solved with architectural products is the productive age. This productive age is the background of the main activity of the millennial generation, which is working. Many studies also say that this work is the cause of the highest level of stress occurring in this generation. After being examined more deeply, not because it has to work which is the main reason for the stress level to occur in millennials, but the conditions and work systems that are not in accordance with the criteria of that generation. Therefore, the "office" program will be the solution. The office to be created will be divided into two types, namely the rental office built in the form of a high-rise building with a per-floor rental system, and a co-working space built in the form of a low-rise building with a per-room rental system. To support the main program in the form of an office, supporting programs will also be proposed. This project will be made using a typology method, where the process will go through an analysis phase on several aspects used by the previous office buildings and see how it will develop to office buildings until 2019. The main concept of this building will be "icon" or monumental , and is expected to show the shape of millennial buildings. AbstrakGenerasi milenial masih menjadi topik yang sangat hangat diperbincangkan. Banyaknya permasalahan pada generasi ini menjadikan sebagian besar manusia meneliti dan mencari cara untuk mengatasi hal-hal tersebut. Pada kesempatan kali ini, permasalahan dari generasi milenial yang akan akan dipilih untuk diselesaikan dengan produk arsitektur yaitu berupa usia produktif. Usia produktif tersebut melatarbelakangi aktivitas utama generasi milenial berupa bekerja. Banyak juga penelitian yang mengatakan bahwa pekerjaan tersebut menjadi penyebab terjadinya tingkat stress tertinggi terjadi pada generasi ini. Setelah di teliti lebih dalam, bukan karena harus bekerja yang menjadi alasan utama tingkat stress terjadi pada milenial, melainkan kondisi dan sistem kerja yang tidak sesuai dengan kriteria generasi tersebut. Oleh karena itu, program “kantor” akan menjadi jalan keluarnya. Kantor yang akan dibuat akan dibagi menjadi dua tipe, yaitu kantor sewa yang dibangun dengan bentuk bangunan tinggi dengan sistem penyewaan per-lantai, dan co-working space yang dibangun dengan bentuk bangunan rendah dengan sistem penyewaan per-ruang. Untuk mendukung program utama berupa kantor maka akan diusulkan pula program penunjang. Proyek ini akan dibuat dengan metode tipologi, dimana prosesnya akan melalui tahap analisa pada beberapa aspek yang digunakan oleh bangunan – bangunan kantor terdahulu dan dilihat bagaimana perkembangannya terhadap bangunan kantor hingga tahun 2019. Konsep utama bangunan ini akan mengarah pada “icon” atau bisa disebut monumental, dan diharapkan dapat memperlihatkan bentuk bangunan milenial.

Increasing Demand

There is an increasing demand for high quality office buildings nowadays. Occupants and developers of office buildings need to work together to create a healthy and inspiring working environment. These criteria engaged in the early stages of design can have a large impact on the performance of the finished building. This paper presents users’ perception of the general layout and adequacy of space in their office space. These features were investigated through observation and analysed data extracted from questionnaires. The aim is to investigate whether high-rise office buildings designed with a bioclimatic approach provide better working spaces than that of conventional office buildings. The assessments were made on detailed planning and the architecture of several buildings’ design approaches with the objective of consolidating perceptions on the working space and environment. The analysis shows that bioclimatic buildings are better rated than conventional buildings in terms of general layout, adequacy of space as well as flexibility of space. These factors might be connected to the size of all bioclimatic buildings, which are comparatively smaller than that of the conventional ones as well as the floor depths of all bioclimatic buildings, which are shallower than that of conventional ones. Due to these conditions, occupants in bioclimatic building are closer to the façade and might experience a better environment and space adequacy.

Most European cities are facing urban densification issues. In this context, a solution to create usable spaces without additional pressure on land consists in the vertical extension of existing buildings. Given their abundance in the building stock, tertiary buildings offer an important potential. The paper introduces the Working Space project, which aims to develop an innovative, modular and prefabricated timber construction system adapted to the vertical extension of existing office buildings. The dimensions of the system can be adjusted to a great variety of structural grids and allows for any new typological organisation. Based on the principles of bioclimatic architecture, the extension’s envelope provides high-performance insulation, a smart management of passive solar gains, natural ventilation and free cooling, but also offers large surfaces dedicated to photovoltaic energy production and urban biodiversity. The system is made up of eco-friendly, local materials with very low environmental impact. The project’s outcomes are presented at a variety of scales, from urban design to construction details, as well as the outputs of an extensive life cycle assessment including the induced mobility impacts. Finally, the paper introduces a first application of this innovative architectural concept, which is currently being completed in Lausanne, Switzerland.
