In China, corruption by government officials in the field of real estate has increased at an unprecedented pace, which poses a huge threat to social sustainability. To date, scholars have primarily focused on the macroscopic determinant factors of corruption such as state intervention and economic competition; however, much less is known about the microscopic determinant factor of corruption. In this study, we use an analytical model to evaluate how individual characteristics of government officials involved in corruption cases influence and predict the scale of corruption in these cases. Based on data collected from 135 cases, the results show that age is not a key factor that affects the severity of real estate corruption; however, characteristics associated with amounts of power and levels of involvement in corruption significantly affect the severity of real estate corruption. Therefore, we propose the following countermeasures: (1) take into account the micro determinants of real estate corruption, (2) focus supervision on officials in charge of departments, key position managers, and top leaders, (3) reform the governance of each phase of real estate development and governmental involvement, and (4) enhance auditing during officials’ tenures and limit the possibility of promoting officials who have participated in corruption.

Employees' job satisfaction is influenced by a number of diverse determinants which are related with the work performed by an employee, depend on individual characteristics of an employee, and result from the features of the environment in which a given organisation is functioning. Job satisfaction affects the functioning of an enterprise, its competitiveness and profitability, and high level of employees' satisfaction may be a key factor impacting the success of the whole organisation. The aim of the paper is to show which determinants of job satisfaction, and at what level, can be distinguished among employees of Polish enterprises, depending on selected variables. A questionnaire survey conducted in 2015 on a group of 158 enterprises enabled identification of statistical dependences and verification of formulated research hypotheses which defined, among other things: the impact of the determinants of employees' job satisfaction depending on the age of a company, its size, or period of employment of its employees.

State intervention in land supply can be a powerful tool in shaping real estate investment. Yet, few studies have examined the effect of central state intervention on land supply at the municipal level and the impact of land supply on real estate investment with respect to different tiers of prefecture-level cities in China. Varying central–local dynamics of land supply in different tiers of cities, and the often taken-for-granted relationship between land supply and real estate investment, warrant further investigation. This study aims to fill these gaps. It is found that the multi-purposed central land policy and the varying land leasing strategies adopted by different tiers of cities contribute to the varying land supply trajectories, calling for more nuanced and better-tailored central land policies that focus on the socioeconomic conditions of cities. The general significant and positive correlation between land supply and real estate investment, revealed by a panel regression analysis incorporating 280 prefecture-level Chinese cities, suggests that land supply control can function as a critical tool in governing real estate investment in China, which also sheds light on the governance and promotion of sustainable real estate markets in other parts of the world. This study also reveals a higher possibility of land speculation in first- and second-tier cities than that of low-tier cities. The nuanced correlations between land supply and real estate investment and the varying land development strategies employed in different tiers of Chinese cities imply that the effectiveness of land supply intervention in shaping healthy real estate investment may depend on local contingencies, calling for meticulous and tailored governance on land supply and real estate investment behaviors.

Traffic noise is one of the key determinants of apartment prices. The real estate market is highly sensitive to adverse environmental factors, which explains significant variations in apartment prices. The aim of this study was to identify the correlations between traffic noise levels and the prices of apartments traded on a local real estate market. The study analyzed three residential districts in the city of Olsztyn in north-eastern Poland. The database covered 5259 transactions concluded in 2005–2018. The collected data were standardized in terms of technical and functional parameters, and noise was the key factor differentiating the evaluated property. The relationships between the explained variable (apartment price) and the explanatory variable (traffic noise) were determined by linear correlation analysis. A negative correlation was noted, which confirms that a building’s location relative to the road network and, consequently, the level of traffic noise, is one of the factors that play a role in the potential buyers’ choice of property. The results of the study also indicate that the impact of traffic noise on the decisions made by real estate buyers continued to decrease in the analyzed period. Infrastructure projects in the city (construction of tramway lines and a ring road) have visibly reversed the previously observed trends and have decreased the strength of the above correlations in the evaluated residential districts. The values of the correlation coefficient were stabilized below the level noted in earlier stages of the analysis after the completion of the major infrastructure projects.

This paper explores the effects of home-sharing platforms in general and Airbnb in particular on rental rates at a neighbourhood level. Using consumer-facing Airbnb data from ten neighbourhoods located within large metropolitan areas in the U.S. between 2013–2017, as well as rental data from the American online real estate database company, Zillow, this paper examines the relationship between Airbnb penetration and rental rates. The results indicate that the relationship is not as unanimous as once thought. Viewing the relationship at an aggregate level, an approach used by many researchers in the past, hides the complexities of the underlying effects. Instead, Airbnb’s impact on rental rates depends on a neighbourhood’s individual characteristics. This study also urges policy makers to create tailor-made solutions that help curb the negative impacts associated with the platform whilst still harnessing its economic benefits.

Leadership and innovation management are academic disciplines of high interest to scholars for decades. The fast changing and volatile business environment require companies to constantly improve their processes to remain competitive on the market. In particular, real estate development companies significantly benefit from innovativeness as each property development is unique, underlies different construction purposes and laws. Therefore, real estate developers need to bring the developable area in line with the building construction. One major driver to boost the competitiveness of organisations can be found in the individual innovative work behaviour of employees. To benefit from the individual’s innovative work behaviour, leadership embodies a major influence factor. In particular, this article examines how leader attitudes affect the innovative work behaviour of staff members working in real estate development companies. Therefore, the author developed and calculated a structural equation model to examine this relationship. The results from the structural equation modelling show that integrity and loyalty positively and significantly affect the innovative work behaviour of employees in real estate development companies. Consequently, demonstrating loyalty and integrity from leaders towards staff members improves the innovativeness of the entire organisation. Moreover, this research supports the relevance for the trait approach to leadership as leader attitudes contribute to different extents to the innovative work behaviour.

Environmental pollution is a problem of universal concern throughout the globe. The development of real estate industry not only consumes huge resources, but also has close ties with high-consumption industries such as the construction industry. However, previous studies have rarely explored the impact of real estate development on environmental pollution. Therefore, this paper employs the entropy method to construct a comprehensive index of environmental pollution based on panel data of 31 provinces in China from 2000 to 2017, and empirically examines the impact of real estate development on environmental pollution. This article uses real estate investment to measure the development of the real estate industry. In view of the high spatial autocorrelation of environmental pollution, this paper selects a spatial econometric model. The empirical study found that: (1) By using the Spatial Durbin Model, real estate development has an inverted U-shaped impact on environmental pollution. Meanwhile, most cities have not yet reached the turning point; that is, with the continuous development of the real estate industry, environmental pollution will continue to increase. (2) Further regional heterogeneity found that the inverted U-shaped relationship still exists in coastal and inland areas. (3) Finally, this article used the Spatial Mediation Model to explain the nonlinear impact of real estate development on environmental pollution, with two important mediating variables: population density and industrial structure. Through the above analysis, it can be observed that real estate development has a significant impact on environmental pollution. Thus, the country and the government can reduce environmental pollution by improving the investment structure, using environmentally friendly building materials, guiding population flow and promoting industrial upgrading.

The professionalism of real estate development makes the decision-making environment of development relatively complicated. Building the decision model can help investors make reasonable decisions in real estate development. This paper analyses the construction project of Berlin Brandenburg Airport by using the agency role-based model of real estate development proposed by Adams & Tiesdell. The research found that the existing research is looking for different objective factors from real estate development cases, without analysing the influence of actors involved in the development process on the entire real estate development decision. In the process of real estate development, not only the changes in the market environment should be considered, but also the influence of different roles on decision-making in the development process. The conclusion of this paper provides a useful supplement to the real estate development model and proposes specific improvement measures.
