Crop diversification is one of the main mechanisms identified for developing a more sustainable agriculture. Legumes are interesting diversifying crops to add to crop rotations because of their many positive impacts on agronomic systems. Nonetheless, production of these crops remains relatively low in Europe, in part because of socio-economic factors. The objective of this study was to analyze how the economic attractiveness of legumes may be influenced by two factors: opportunity costs and transaction costs. The method is divided into three steps. First, we built a database of opportunity costs of legumes from a literature review. Second, we qualitatively characterized transaction costs associated with exchange of legumes between producers and collectors. Third, we qualitatively analyzed if contracts currently offered in western France decreased transaction costs. For comparison, transaction costs of linseed were also studied. Our results indicate that legumes are economically attractive at the rotation scale due to zero or negative opportunity costs, but that their transaction costs are high. The contracts studied do not decrease these transaction costs sufficiently, in particular because uncertainties in price remain high in half of these contracts. Downstream differentiation seems necessary to decrease transaction costs by creating added value along the entire agro-food chain.

<span>Whilst prior research has identified children as avid users of new technologies, insufficient studies have explored their patterns of use. This paper investigates how New Zealand pre-teens use technology out of school and identifies a typology of technology use. Two hundred and twenty four children between 10 and 12 years of age completed a comprehensive questionnaire about their use of technology. Results indicated that children of this age were immersed in technology related activities. A principal components factor analysis revealed a typology with five distinct factors underlying pre-teen digital behaviour. Two factors showed some differentiation by gender but differences were not evident for socio-economic factors.</span>

This paper examines the existing literature on the relationship between religion and populism, and is intended as a starting point for further examination of the relationships between populism, religion, and emotions. This paper systematically reviews the various aspects of the populist phenomenon. After a discussion on different definitions of populism, this paper looks at how the literature discusses the causes of populism, mainly socio-economic factors and emotive factors. Then it discusses how religion and populism interact and can be divided in two broad categories of religious populism and identitarian populism. While, on the surface, the two share similarities, this paper reviews populist manifestations across the world to draw the distinct features between the two forms. Lastly, while pointing out the salient features of religious populism and identitarian populism, this study points out gaps in the research on the relationship between religious populism and other phenomena such as transnational populism, the psychology of populism, the role of emotions in creating support for populism, and populism in Western and non-Western contexts for future areas of research in the field.

Iraqi cities suffer from degradation in many livable elements, sometimes related to an economic situation, social, and environmental, therefore in this research we have applied some indicators relating to livable city by using GIS technique, to determine the trend of Iraqi city in livability term.Also we are cannot depend on any foreign standards, because we did not have enough archive to our cities to explaining it is trends, so in other side the relationships between activities in the city did not have enough exploring depending on complexity model to clarify the connections among these activities and how it depends on livability of cities.We try applying GWR, on socio-economic factors, to study which effective factors on city livability. In this research we select Najaf city as a case study, for its importance as international religious tourism city, and for its stability through last decades, which has helped growth in economic activities, and made it attractive to immigrations.From discussing in literature review we determine some indicators, and finally we found the difficult point that determining Iraqi city trends in terms of livability was incomplete, because it is have a physical structure in many parts of it.

The two primary characteristics of real estate assets are their heterogeneity and immobility. Because of these two factors, the market for buying real estate tends to be illiquid, localized and highly segmented, with privately negotiated transactions and high transaction costs due to the involvement of a vast amount of trusted third parties (Ling & Archer, 2013). Because of these characteristics, and the opportunities Blockchain offers, the buying process of commercial real estate, and the involved stakeholders could be affected majorly by this technological phenomena. The lack of transparency, high transaction costs and the need for digitalization in commercial real estate companies give Blockchain its game-changing potential. The results have shown that the pre-marketing phase and due diligence phase are most suitable for the implementation of Blockchain. This due to the characteristics of the phases, characteristics of the stakeholders and the characteristics of Blockchain. The main aspect here can be focused on the added value of Blockchain as a data sharing program which could add value creating a more safe and secure way of sharing data. What should be mentioned is that the technology is in an early stage of development and therefore not (yet) suitable for the implementation in the real estate sector. Although multiple pilots and user cases could be mentioned, the technology needs to overcome some obstacles to be a beter success in the current buying process of commercial real estate.

ABSTRACT This research has been carried out in the Anugerah Mollo Farmer Group, in Netpala Village, North Mollo District, South Central Timor Regency, starting in March - April 2019. This study aims to determine: (1) The dynamic level of the Anugerah Mollo Farmer Group in Netpala Village, North Mollo District, South Central Timor Regency, (2) Relationship between Socio-economic factors of farmer group members and the level of dynamics of the Anugerah Mollo Farmer Group in Netpala Village, North Mollo District, South Central Timor Regency. Determination of the location of the study carried out intentionally (purposive sampling) The type of data collected is primary data obtained from direct interviews with respondents guided by the questionnaire, while secondary data is obtained from the relevant agencies. To find out the first purpose of the data analyzed using a Likert scale, to find out the second purpose of the data analyzed using the Sperman Rank statistical Nonparametric test. The results of this study indicate that: (1) The level of dynamism of the Anugerah Mollo Farmer Group in Netpala Village, North Mollo District, South Central Timor Regency, is in the very dynamic category of 84%, (2) The relationship of socio-economic factors is only one of the five variables that are significantly related namely land area with a coefficient of rs 0.278 and t = 1.782 count greater than t table 1.699 (p> 0.05), while other social factors such as age, formal education, number of family dependents, and experience of farming show no significant relationship with the level of dynamism of Anugerah Mollo Farmers Group in Netpala Village.

Rural settlements in mountainous regions are a typical process that occurs in many places around the world and have a number of implications on the landscape. Among them is a threat it possesses to the conservation and management of Afromontane ecosystems. This study assessed the socio-economic factors that drive the changes in land use and forest cover and the extent of land use and vegetation cover in and around Magamba Nature Reserve. Focus group discussion, direct field observation and household survey were used to acquire socio-economic information that impacts land use and forest cover. Through the use of Remote Sensing and GIS methods Landsat satellite images of 1995, 2008 and 2015 were employed to identify the extent of the changes in land use and forest cover. The perceived factors for the changes include education level, unemployment, landless/limited, landholding, population pressure, expansion of built-up areas and agricultural land at the expense of other land covers. This study revealed the transformation of natural forest and associated vegetation from one form to another. There was a decrease in natural vegetation from 61.06% in 1995 to 26.02% in 2015 and increase in built-up areas by 6.69% and agricultural areas by 4.70%. This study recommends conservation monitoring and strong law enforcement relating to natural resources so as to promote sustainable use of resources to rescue the diminishing ecosystem services.
