The desirability of living on or close to water is reflected in sometimes substantial property price premiums. Water quality has an important influence on property prices, since it impacts a water body’s appearance, capacity to support wildlife, and recreational potential. As water quality continues to be altered by human use and activity, and in light of new threats posed by projected climate and associated environmental change, understanding the impact of changing quality on property prices, and the associated property tax base, is paramount. This paper reviews the body of evidence on this topic to date. Of the 43 distinct studies represented in the 48 publications reviewed, the expected, statistically significant relationship between water quality and property price was demonstrated in at least one of the models developed in all but two studies. As a whole, they provide convincing evidence that clean water has a positive effect on property values.

Hedonic estimations of the effect of transport infrastructure on property prices vary widely. This high variability demonstrates a deficit in our understanding of these relationships, limits the utility of econometrics for the valuation of urban property markets, and limits the development and implementation of effective and fair market-based policy tools. Several avenues may lead to improved consistency: re-consideration of accessibility, inclusion of urban design characteristics, assessment of spatial dependence and spatial heterogeneity, and consideration of geographic scale. This paper outlines the rationale and opportunities for inclusion of, and presents empirical tests for, these assertions using a case study in western Sydney, Australia. Results show a number of urban design characteristics to be significant determinants of residential property price. Street connectivity and higher density in areas surrounding residences negatively impact price, higher density close to train stations positively impacted price in one model. Park-and-ride stations led to decreases in property values. Smaller study area results indicate a nonlinear relationship between distance to train station and property price and a disamenity impact for residences within 400 m of train stations. Relative accessibility measured as frequency of peak hour trains is a significant and positive determinant of price in the larger study area. Incorporation of a price trend surface and estimation using a spatial error model reduce the extent to which spatial autocorrelation overstates the effect of a train station on prices. These conceptual and empirical improvements further develop our understanding of the effect of transport infrastructure on property values.


ABSTRACT The ecosystem services provided by wetlands can be direct or indirect. The direct services can be mostly valued through market prices, but the indirect service like aesthetic beauty and its impact on property prices surrounding the natural resource cannot be directly measured. To single out the economic effect of particular amenity which influenced the land property prices, the advanced valuation technique Hedonic property pricing was most popularly used. In this study, it was attempted to assess using the hedonic property pricing technique, the impact of the presence of the freshwater body, the Vellayani Lake on land property prices surrounding it. The results revealed that the marginal implicit price of getting one cent of land with lake view evaluated at mean property price of Rs. 2,44250 was Rs.79171. The total aesthetic value of land with the scenic beauty of the lake was Rs. 275.92 crores.

The potential impact of controlled drainage (CD), which limits drainage outflow, and subirrigation (SI), which provides supplemental water through drain tile, on surface water quality are not well known in the Red River Valley (RRV). In this study, water samples were collected and analyzed for chemical concentrations from a tile-drained field that also has controlled drainage and subirrigation modes in the RRV of southeastern North Dakota from 2012–2018. A decreasing trend in overall nutrient load loss was observed because of reduced drainage outflow, though some chemical concentrations were found to be above the recommended surface water quality standards in this region. For example, sulfate was recommended to be below 750 mg/L but was reported at a mean value of 1971 mg/L during spring free drainage. The chemical composition of the subirrigation water was shown to have an impact on drainage water and the soil, specifically on salinity-related parameters, and the impact varied between years. This variation largely depended on the amount of subirrigation applied, soil moisture, and soil properties. Overall, the results of this study show the benefits of controlled drainage on nutrient loss reduction from agricultural fields.

Present study points out the impact of Lockdown on the health of the Yamuna river at Delhi stretch by comparing prelockdown and Post-lockdown period by studying the reports of pollution monitoring agencies. Delhi segment of the Yamuna is highly polluted, where alongwith domestic sewage a huge quantity of industrial waste is being discharged continuously without proper treatment. Pre lockdown (March 2020) water quality parameters at three sampling stations named as Palla, Nizammuddin Bridge and Okhla barrage U/s in Delhi were, pH were 8.7, 7.3 and 7.2, DO were 17.1 mg/L, not detected in later two sites, BOD were 7.9 mg/L, 57 mg/L and 27 mg/L and COD were 28 mg/L, 90 mg/L and 95 mg/L respectively and postlockdown period (April 2020) the pH was 7.8, 7.2 and 7.1, DO was 8.3 mg/L, 2.4 mg/L and 1.2 mg/L BOD was 2 mg/L, 5.6 mg/ L and 6.1 mg/L and COD were 6 mg/L, 16 mg/L and 18 mg/L respectively. The study of these parameters at three sampling stations reveals that the lack of industrial pollutants discharging due to nationwide lockdown for COVID-19 pandemic had positive effect on water quality of this river. Water quality could be maintained by planned establishment of industries and setup of ETP with without gap between generation and treatment.

This paper analyzes the impact of economic and social variables on fiscal independence of district government in Province of North Sulawesi.  Scope of research includes all districts in  2009-2012. To analyze secondary data, we utilize the Pooled EGLS (Cross-section random effects) method. This research not only use secondary data, but also primary data. The primary data are used to get deep picture about factors that lower fiscal dependence of districts in North Sulawesi. Those data are collected by interview to parties related to generate own resource revenues and by focus discussion group with academicians. This research finds that economic development and population in districts of North Sulawesi do not affect on fiscal independence. Otherwise, only variable human development index has significantly positive effect on fiscal independence. These findings are supported by primary data which show that: (1) most activities of dominant economic factor of those districts, except Manado and Bitung, namely agriculture, are not tax or surcharge objects; (2) types of local government tax have small tax base for districts and varies between dictricts that have big cities and small cities; (3) low of human resource capacity and creativity to generate own source revenues effectively and efficiently; and (4) low of taxpayers compliance.

Population growth, poorly planned industrial development and uncontrolled production processes have left a significant footprint of environmental deterioration in the Alto Atoyac watershed. In this study, we propose using the integrated pollution index (PI) to characterize the temporary variations in surface water quality during the rapid urbanization process in the municipalities of San Martín Texmelucán (SMT) and Tepetitla de Lardizabal (TL), in the states of Puebla and Tlaxcala, between 1985 and 2020. We assessed the correlation between the population growth rate and the water quality parameters according to the Water Quality Index (ICA). The contribution of each polluting substance to the PI was determined. The industry database was created and the increase in population and industry, and their densities, were estimated. The results indicated that the temporal pattern of surface water quality is determined by the level of urbanization. The water integrated pollution index (WPI) increased with the passage of time in all the localities: SLG 0.0 to 25.0; SMTL 25.0 to 29.0; SRT 4.0 to 29.0; VA 6.0 to 30.0; T 3.5 to 24.0 and SMA 4.0 to 27.0 from 2010 to 2020, respectively. The correlation coefficients between the five parameters (BOD5, COD, CF, TU and TSS) in the six localities were positive with the population. The values that showed a higher correlation with the population were: SLG (FC 0.86), SMTL (BOD5 0.61, COD 0.89, TSS 0.64) and SRT (TU 0.83), corresponding to highly polluted localities, which generates complex and severe environmental implications due to the unsustainable management of water resources. Achieving the sustainability of water in the watershed is a challenge that should be shared between society and state. This type of research can be a useful tool in making environmental management decisions.

In the present study, the toxicity of receiving waters from a highly polluted urban watercourse, the Reconquista River, Argentina, collected at a dam in the upstream part of the river was evaluated.Cnesterodon decemmaculatus,a widely distributed fish species in Pampasic rivers proposed for use in ecotoxicological evaluations, was used as a test organism. A 96-h acute toxicity bioassay with river water quality which has been characterized as moderately contaminated was performed. The treatment groups were (1) whole surface river water; (2) whole surface river water with 2 mg Cd/L added as a simulated metal contaminant pulse; (3) a negative control using reconstituted moderately hard water (MHW); (4) a metal positive control, MHW + 2 mg Cd/L; and (5) a positive genotoxicity control, MHW + 5 mg Cyclophosphamide/L (CP). The condition factor rate, micronuclei frequency, and comet assay from peripherical blood, structural changes of the gill arrangement by scanning electron microscope (SEM) analysis, histopathological changes in the liver and the glutathione-S-transferase, catalase, superoxide dismutase, glutathione, and protein content from the body midsection (viscera) were evaluated. According to our results, for short term exposure, SEM analyses of gills and liver histopathological analyses could be useful tools for the evaluation of target organ damage as well as comet assays for DNA damage. We propose that the 96-h laboratory bioassay protocol described is useful for monitoring the deterioration of water quality employing the teleostC. decemmaculatusand that the microscope analysis of gills and liver as well as the comet assay methodology could be sensitive endpoint indicators.

This article investigates the impact of anthropogenic activities on an important surface water from physico-chemical, chemical and microbial perspectives. The surface water, referred to as Blesbokspruit is in the West Rand District of South Africa. Potential impactors include wastewater treatment plant, mines, farmlands and informal settlements. Water samples were collected from nine purposively selected sampling points and analysed in 2014. The mean values of analysed variables across sampling sites and periods ranged from pH: 7.4-8.4; EC: 93.0 - 146.6 mS/m; TSS: 11.3 – 39.0 mg/L; TDS: 590.3 - 1020.3 mg/L; COD: 15.6- 34.8 mg/L. Those for anions varied from NO3-: 0.2- 2.1 (mg/L) N; PO43- : 0.4-0.9 mg/L and SO42-: 118.6 - 379.5 mg/L. The metallic variables ranged from As: 0.01-0.06 mg/L; Cd: 0.02-0.06 mg/L; Fe: 0.04-0.73 mg/L; Cu: 0.02 – 0.05 mg/L and Zn: 0.05 – 0.15 mg/L. The Faecal coliform varied from 15.9-16878.5 cfu/100 ml; Total coliform: 92.9-430294 cfu/100 ml and HPC from 4322.5-39776 cfu/1ml. Detection of toxic metals and pathogenic organisms above target safety limits indicate unsuitability of the water for domestic use with impact on the health of aquatic ecosystem. The study generally revealed the impact of anthropogenic activities on the surface water quality.
