This work examines the implementation of energy labelling by the residential real estate sector. First, it considers the interest by real estate sellers in not publishing energy certification information, and then, it quantifies the impact of the housing’s energy certification on the asking price. The results are compared with those obtained from other studies conducted in distinct European countries. The study’s final sample was collected, including information from 52,939 multi-family homes placed on the real estate market in the province of Alicante (Spain). One-way analysis of variance (ANOVA) was used, as well as an ordinary least squares regression model. This study highlights the fact that, in the current market, owners and sellers have no incentive to reveal the energy certification, since this permits them to sell homes with low energy ratings at prices similar to those of more energy efficient homes. In addition, it was found that homes with better energy ratings (letters A and B) are not sold at higher prices than homes with other rating letters, unlike the case of other European countries that were examined.

In countries with highly-developed financial systems bank portfolios have high exposure, directly or indirectly, to the real estate sector. Changes in the value of real estate can have a potentially significant impact on the default risk of banks and on their profitability as a result of high exposure to the real estate sector. This is especially critical during real estate crises, when bank losses tend to increase dramatically, placing the entire financial system at risk of collapse, as it was the case of the recent international subprime crisis. This article studies the sensitivity of bank stock returns to real estate returns in 15 European countries. The results indicate that bank stocks are sensitive to real estate market conditions. There is a positive relation between bank stock returns and real estate returns after controlling for general market conditions and interest rates changes.


Propose: The Study aims at investigating the impact of remittances on economic in general and on real-estate sector in particular. A few studies have addressed the importance of remittances of expatriates to their countries. The current study examines the impact of expatriates on real-estate sector in Jordan during the period of 1990-2015. Methods and Procedures: The study has adopted both descriptive and analytical approaches to investigate and measure the impact of Jordanian expatriate's remittances on the investment of real-estate in Jordan throughout the period of 1990-2015. To this end, annual data concerning study variables and E-views for conducting analogue analysis have been employed. Testing tools: The following tests were applied, namely: Dickey-Fuller (ADF) for testing the stillness of the time series model to the variables of the study, CUSUM and CUSUM of Square test for investigating the stability of the model parameters, and (ARDL). Findings and Recommendations: The study has a positive impact on real-estate market, building, and the rate of population growth. The study recommends formulating policies and guidelines for Jordanian expatriates in order to invest their money and remittances in long term developmental investments, develop alternative funding sources in case if remittances have been suspended and diverse investment climates have been provided for Jordanian expatriates. Also, the study recommends adopting official decisions concerning the cease of building for a temporary period to prevent the exacerbation of local real-estate crisis

The Indian Real Estate sector is a thriving globally recognised sector amongst all the big sectors established in the economy. This sector attracts the major amount of Foreign Direct Investment (FDI) into the system. Real Estate companies in India are a major source of Gross Domestic Product (GDP) for the economy and ensure that this revenue is duly and positively affecting the growth of the economy. Post the establishment of the RERA Act, 2016, buyers or investors of real estate have increased significantly as the same are protected an safeguarded by the Indian law. The deadly virus COVID 19 started its effect from December 2019, China and has now spread rapidl all over the globe and massacred millions of people. Due to such a cause governments all over the globe have taken a unanimous decision of locking down the entire system individually and ensure to break the chain of the spread of the virus resulting in a stoppage or slowdown of the almost all the sectors of the global economy. This has impacted in the multiple ways in the real estate sector. Can the impact of COVID 19 on the real estate market be curtailed and how? What are the ways in which a real estate company can sustain itself in situation of such a crisis? This article showcases the combined details from the secondary data stating the various dimensions in which the crisis impacted by the real estate companies, temporary solutions to the same and certain future predictions of this sector and how it’ll be affected globally on the long run. Through the findings we can figure as to which strategy would be applicable to the world at large.

Subject. This article examines the impact of project financing on the development of the real estate funding market in the context of the transition to the digital economy. Objectives. The article aims to define the features of project financing in the property construction and its development prospects in the context of the transition to the digital economy. Methods. For the study, I used comparative and logical analyses, object-oriented design, and the systems approach. Results. The article defines the essence of project financing and its role in the development of the real estate funding market in the transition to the digital economy. It describes a number of features of project financing in construction and compares them with the features of project financing of innovative industrial projects. The article shows how to solve existing problems in this area and offers a use case diagram that helps develop a software product relevant to the real estate funding market. Conclusions and Relevance. The real estate funding market is a complex structure and it includes the synergy of the real estate market, banking market, and the financial market. Project financing is an integral part of the real estate funding market. It stimulates the development of quality consulting services in the market and produces key requirements for the profession of the next generation. The results of the study can be used to improve banking activities in project financing and when creating quality services of consulting companies in the real estate funding market.

PurposePrevious research on automation and job disruption is only marginally related to the real estate industry and its characteristics. This study investigates the effects of digitization on jobs in German real estate sector, in order to assess the proportion of jobs threatened to be replaced by automation. Since Germany is the largest EU economy insights for the German real estate market allow a first approximation for Europe.Design/methodology/approachAn extensive database of the German Federal Employment Agency containing job definitions and occupation titles is matched with real estate criteria to create a subset with the relevant real estate occupations. This data is combined with a database of the German Institute of Employment Research reflecting to what extent tasks within jobs can be automated by current technical capabilities.FindingsFor the 286 identified occupations within the real estate sector a weighted average of 47 percent substitution probability through current technological capabilities is derived for tasks within the examined occupations.Practical implicationsThis contribution indicates the extent of the structural change the real estate sector has to face due to digitization: One out of two real estate jobs will have to be re-created.Originality/valueThis research quantifies the magnitude of the job killer aspect of digitization in the real estate sector.


Significance After three difficult years, the United Arab Emirates (UAE) real estate market appears to be finding a floor, with several property consultancies and management firms cautiously optimistic over the prospects of a turnaround. New regulatory measures and a delay in some planned real-estate projects aim to support prices. Impacts The importance of the real-estate sector to Emirati non-oil GDP will rise further, magnifying its impact on growth. Dependence on international investment and public-sector spending will expose the sector to volatility in case of regional conflict. The UAE will increasingly look towards Asian countries as property buyers, especially India, China and Pakistan.

Ageing and Quality of Life - New Responses from the Real Estate Sector in Portugal (1) In the second half of the 20th century, the history of European demography is associated with a pronounced and widespread process of ageing. The 21st century will have to cater to the needs of an elderly population in transformation. Portugal is also part of this process and in efforts to improve the quality of life of the elderly, a wide range of facilities, services and social responses have been established by a variety of promoters, targeting several social levels. This paper will analyze a specific segment directed at an exclusive niche of the elderly population, the Senior Residential Condominiums. This is a very recent segment of the housing market, with high levels of comfort, quality, sanitation, health, and recreation, essential to full well-being. The paper intends to characterize this real estate market niche so as to identify its distinctive features, the promoting agents and how they can contribute to residents' quality of life.
