Modular construction techniques can not only significantly contribute to improved project cost, schedule, and quality performance, but also sustainability by reducing site disruption and waste generated, creating better relocatability and reusability. However, there are still difficulties in developing and implementing modularization in a hospitality centric environment. Thus, the primary goal of this research is to identify the opportunities and challenges of implementing sustainable modular construction techniques in a hospitality-centric environment. In this study, the approach includes the formulation of a survey, which was distributed to 600 industry professionals in Las Vegas and completed by 63 industry professionals, followed by three personal interviews. The results showed that: 1) 85% percent of survey participants expected an improvement in schedule, and 65% of that elected to use a form of modularization actually experienced an improved schedule; 2) 62% of the participants claimed that they would keep using modular methods in the next 12 months, whereas 44% of the participants claimed they would increase their use of modularization in the next five years; 3) two of the top five expected benefits achieved included less site disruption (noise/traffic and dust) and reduced waste, which contribute towards sustainable construction; 4) transportation/logistics was selected by industry professionals as a key barrier in the implementation of modular construction; 5) to implement more sustainable construction, practitioners require additional research to improve and overcome the key barrier of transportation/logistics; 6) if construction professionals gain more modular project experience, their perceived benefits and barriers could increase and decrease, respectively. The results from this research provide valuable insights for implementing sustainable modular methods in hospitality-centric environments.

Due to the inherent inefficiencies in conventional approaches followed in the construction industry and the global demand for lean and sustainable construction techniques, modular construction has witnessed a resurge especially in high-rise buildings. As such, much efforts have been put in studying the use of mass timber for the main structure of high-rise buildings in order to ensure more sustainable developments with high levels of adaptability. In this regard, previous research efforts have primarily focused on the added benefits of mass timber, its structural design and performance, and associated safety requirements. However, owing to the novelty in combining modular processes with timber materials and associated lack of data, several regulatory barriers and contractual issues still exist. To mitigate these issues, this paper studies the specifics of permit approvals and contracting issues in timber high-rise modular buildings. The objective is to develop a comprehensive up-to-date review and analysis of the relevant practices and to conduct interviews with industry experts to analyze their concerns, given the insufficient number of guides and building codes that dealt with these issues. Hence, our study investigates the process of obtaining permit approvals from local jurisdictions in Ontario in addition to the requirements for submission of additional documentation, engineering analysis, and testing. Moreover, it analyzes the initial stage of contractual agreement of stakeholders under the uncertainties imposed on these buildings and evaluates the suitability of Integrated Project Delivery (IPD) contracting method. Presenting detailed analysis of the initial planning stages for timber high-rise modular buildings can in turn suggest the best practices to be taken into consideration for the successful implementation of these buildings under the current building code.

Although the two concepts of lean and sustainable construction have been developed due to different incentives, and they do not pursue the same exact goals, there exists considerable commonality between them. This paper discusses the potentials for integrating the two approaches and their practices and how the resulting synergy from combining the two methods can potentially lead to higher levels of fulfilling the individual goals of each of them. Some limitations and challenges to implementing the integrated approach are also discussed. Based on a comprehensive review of existing papers related to sustainable and lean construction topics, the commonality between the two approaches is discussed and grouped in five categories of (1) cost savings, (2) waste minimization, (3) Jobsite safety improvement, (4) reduced energy consumption, and (5) customers’ satisfaction improvement. The challenges of this integration are similarly identified and discussed in the four main categories of (1) additional initial costs to the project, (2) difficulty of providing specialized expertise, (3) contractors’ unwillingness to adopt the additional requirements, and (4) challenges to establish a high level of teamwork. Industry professionals were then interviewed to rank the elements in each of the two categories of opportunities and challenges. The results of the study highlight how future research can pursue the development of a new Green-Lean approach by investing in the communalities and meeting the challenges of this integration.

Navies around the world adopt different ways of acquiring ships. Using a single large prime contractor, placing individual contracts for design, build and integration, or employing a state-owned shipyard with external support are all procurement options that we see today.‘Flexibility’ in warship design is normally perceived as provision of extra empty space, weight and power, which could be filled with new equipment at some point in the future. However, this idea can be extended to describe a design that achieves true flexibility by exploiting the synergy with different acquisition strategies, adaptability allowing a choice of balanced capability and options for incremental acquisition to control cost and risk profiles. This leads to a design that will deliver a class of warships able to meet the evolving roles and threats throughout its life, whilst not introducing additional risk and cost into the programmes of any modern Navy around the world which adopts it.To achieve this flexibility BMT have created a single base design with multiple configurations; a warship with a functional arrangement that is able to be tailored to meet the specific requirements and budget of each Navy, minimising the initial cost penalty in a programme, and maximising commonality. It also allows for modular construction techniques which not only apply to single yard construction, including small and medium shipyards, but enables blocks to be built in several shipyards.This paper will describe the underlying considerations behind this flexibility, including incremental acquisition as a cost mitigation in procurement programmes, and the different potential partnership models between shipyard, designer and integrator in effective acquisition programmes which work to the strengths of each party.

ABSTRACT This paper presents the results of a study conducted to determine whether unit-oriented construction drawings, which are being developed and used by shipbuilders using modern zone-oriented, or modular, construction techniques, will satisfactorily substitute for system-oriented detailed arrangement drawings in the Navy's life-cycle maintenance management process. The study concluded that modular construction drawings will provide the necessary data in a more usable format, and thus are the preferred approach for the Navy's use. However, the study also identified several additionally needed features that are not now being provided in unit-oriented drawings, but which must be included in order to meet the needs of planning and maintenance activities during the operational life of a ship. A number of other observations about drawing use and maintenance are provided.

Case study 2: Dragon Garden is a designed cultural landscape that is still largely intact and serves as a valuable counterpoint to the loss of Tiger Balm Garden. The garden was owned and designed by Lee Iu-cheung, a philanthropic businessman who based the layout on fung shui principles as well as sustainable construction techniques which were advanced for their time. The garden was integrated sensitively into the surrounding landscape, incorporating stream courses and ornamental pools. It became known for its iconic dragon motifs, sculptures, seasonal floral displays, and being featured in the Bond movie The Man with the Golden Gun. Despite being sold to a developer, the garden was saved by the timely intervention by a descendent of the founder who recognised the heritage value of the site. Subsequent detailed study of the garden design has revealed subtle layers of meaning and symbolism that had previously been overlooked.

The green building is one important way to develop the energy conservation work. The green construction technology surmounts in the tradition building technology, paying great attention to energy conservation, low consumption and high efficient and environmental protection. The green construction technology is the sustainable construction method. This paper takes the medicine building in Nanjing Pukou Central hospital as an example to analyze the characteristics of the green construction techniques and study the application of the techniques in public buildings.

The construction of AP1000 Nuclear Power Plant (NPP) has commenced in China. The AP1000 NPP features a passive design concept and modular construction technology. Based on the management of the construction of current AP1000 NNP, this paper describes the effects on Nuclear Island (NI) construction project management resulting from modular construction technology, as well as new construction techniques and methods. This paper puts forward new requirements for construction schedule management of the nuclear island construction at different levels. The AP1000 NI construction logic features the parallel construction of civil and structural erection as the main approach, with the integrated schedule of module fabrication, assembly and installation as support.
