The construction of subways has an external impact on the urban environment. Among them, the most important acceleration function lies in the property values of housing near subway stations. Tianjin, the largest open coastal city in Northern China, is selected as the subject of the research in this paper by virtue of its unique background. The Hedonic Pricing Model is used in analysing the change in the value of the properties located within 1,000 metres of completed subway line 3 stations. Using the theories of land rent and land location, and a model of the impact of urban traffic on the surrounding real estate prices, we analyse the sphere of influence of Tianjin Metro Line 3 on real estate prices. Finally, the paper stresses the importance of urban construction and subway building and finds that different development strategies should be used according to the characteristics of the subway in various regions of the city.

A poluição do ar é influenciada por fatores naturais e antropogênicos. Quatro pontos de monitoramento (veicular, comercial, residencial e background urbano (BGU))da poluição do ar em São Paulo foram avaliados durante 16 anos, revelando diferenças significativas devidoao uso do solo em todas as escalas temporais. Na escala diurna, as concentrações de poluentes primários são duas vezes mais altas nos pontos veicular e residencial do que no ponto BGU, onde a concentração de ozonio (O3) é 50% mais alta. Na escala sazonal, as concentrações de monóxido de carbono(CO) variaram em 80% devido ao uso do solo, e 55% pela sazonalidade.As variações sazonais ede uso do solo exercem impactos similares nas concentrações de O3 e monóxido de nitrogênio (NO). Para o material particulado grosso (MP10) e o dióxido de nitrogênio(NO2), as variações sazonais são mais intensas do que as por uso do solo. Na série temporal de 16 anos, o ponto BGU apresentou correlações mais fortes e significativas entre a média mensal de ondas longas (ROL) e o O3 (0,48) e o MP10 (0,37), comparadas ao ponto veicular (0,33 e 0,22, respectivamente). Estes resultados confirmam que o uso do solo urbano tem um papel significativo na concentração de poluentes em todas as escalas de análise, embora a sua influência se torne menos pronunciada em escalas maiores, conforme a qualidade do ar transita de um sistema antropogênico para um sistema natural. Isto poderá auxiliar decisões sobre políticas públicas em megacidades envolvendo a modificação do uso do solo.

Resumo: Renda fundiária urbana é uma categoria pouco explorada pela maioria dos estudos mais recentes sobre o urbano. Porém, essa categoria oferece uma possibilidade de abordagem do urbano que permite a análise de fenômenos importantes, como a hierarquização dos usos do solo, o papel do setor imobiliário para a acumulação do capital e para a reprodução das relações de produção capitalistas, além de ser importante para o entendimento do processo de segregação sócio-espacial e fragmentação do espaço no urbano. Assim, levando-se em consideração os estudos passados e as dificuldades que ainda hoje permanecem, a questão da renda fundiária é retomada no presente artigo. Como forma de viabilização da análise da questão da renda fundiária urbana foi realizado um estudo de caso sobre uma modalidade de intervenção no urbano por parte do setor imobiliário em aliança com o mercado financeiro no município de São Paulo: os Fundos de Investimento Imobiliário e a Securitização de Recebíveis Imobiliários.  THE URBAN LAND RENT: A CATEGORY OF ANALYSIS STILL VALID Abstract: Urban land rent is a category little explored by most recent urban studies. However, this category offers a possible approach for urban space that allows the analysis of relevant phenomena, like hierarchy in land use, the role of the real estate industry for capital accumulation and for reproduction of relationships in capitalist production, besides its importance in understanding the socio-spatial segregation and fragmentation process. In this sense, taking into account earlier studies and difficulties that still remain, this article aims to analyse the problem of land rent. To make this analysis possible, we present a case study about a kind of urban intervention by real estate agents in association with the finance market in the city of São Paulo: Real Estate Investment Funds and Real Estate Bonus. The construction and operation of high-speed rail (HSR) has become an important policy for China to achieve efficiency and fairness and promote high-quality economic growth. HSR promotes the flow of production factors such as labor and capital and affects economic growth, and may further affect urban land use efficiency (ULUE). To explore the impact of HSR on ULUE, this paper uses panel data of 284 cities in China from 2005 to 2018, and constructs Propensity Score Matching-Differences in Differences model to evaluate the effect of HSR on ULUE. The result of entire China demonstrates that the HSR could significantly improves the ULUE. Meanwhile, this paper also considers the heterogeneity of results caused by geographic location, urban levels and scales. It demonstrates that the HSR has a significantly positive effect on ULUE of Eastern, Central China, and large-sized cities. However, in Western China, in medium-sized, and small-sized cities, the impact of HSR on ULUE is not significant. This paper concludes that construction and operation of HSR should be linked to urban development planning and land use planning. Meanwhile, the cities with different geographical locations and scales should take advantage of HSR to improve ULUE and promote urban coordinated development.

In this paper the urban real estate market is dealt with in the context of broad societal changes. Particular restructuring processes, such as the social and economic polarization between urban regions and the uncoupling of the spheres of production and financial investments, are leading to a rehierarchization of urban land markets and significant changes in the formation of urban land rents. The restructuring of urban land markets is demonstrated with empirical data on cities in West Germany. Against this background the author pleads for a partial reformulation of urban rent theory.


An experiment is described in which pairs of water drops of different size were caused to collide during free fall at a velocity equal to the difference of their terminal velocities in still air. The collision parameters of trajectory, drop size, and drop charge were controlled with precision, and impacts of a particular kind could be reproduced indefinitely. By using synchronized flash photography, well in excess of 30000 measurements were taken from more than 10000 frames of film of the resulting behaviour of the water-drop pairs. Data are discussed in terms of an impact parameter, X which defines the relative trajectory of the drops in the centre-of-mass frame, and three energy parameters e C , e R and e T which delineate the properties electrostatic energy, rotational energy, and total energy of the two-drop system before impact. Input parameters were confined to values appropriate to natural rainfall. After collision four basic types of rotation occurred, the particular kind of rotation depending upon X , e C , e R and e T . Measured rates of rotation were compared with that to be expected from a simple model of inelastic collision between solid spheres and showed a marked resemblance. Distributions of mass after collision were compared with a model based upon a bimodal Gaussian distribution to good effect. In addition, frequency distributions of the number of drop products resulting from a given collision were prepared showing the controlling influence of the impact parameter, X , and the effect of varying drop charge. Relations were also established between statistical values for the coalescence efficiency of a given drop pair and the input parameters; however, while all results were consistent and reproducible, the effect of drop charge could not be demonstrated by a simple model.
