Abstract This study focuses on the problems associated with the traditional practice of reducing costs in construction and the need to increase business competitiveness in the residential real estate sector. In this context, target costing is a promising approach to improve the competitiveness of companies by ensuring that the products launched on the market do not jeopardize the company's results and value delivery to customers. However, far too little attention is paid to target costing implementation by companies that develop residential real state products for sale and face strong market competition. Thus, this paper seeks to investigate whether the standard framework of target costing in the literature applies - with or without adjustments - to real estate developers. Case study was the research strategy adopted. Guidelines are proposed for the introduction of target costing in the development process of residential real estate products. The proposed guidelines are related to the three main sections of the target costing process: market-driven costing, product-level target costing and component-level target costing.

PurposeDue to the young age of proptech, little is known about the dynamics of its expansion. In particular, there is limited agreement about a definition of “proptech,” while different categorizations are popping up. A severe lack of information emerges for the proptech scenario in Italy. The goal of this paper is to systematize multiple proptech maps in the attempt to create a framework for comparison of country-specific trends and an overarching definition of proptech. The research examines the evolutionary stage of the Italian digital real estate sector and compares it to the international context.Design/methodology/approachAn in-depth analysis of 12 proptech maps at both national and international level was conducted based on online research. A list of Italian proptech companies was composed through multiple methods. A map was built for a cross-country comparison.FindingsEach country or organization tends to develop its own categorization. This creates a multifaceted context where comparison and analysis are challenging. The Italian proptech sector seems underdeveloped compared to neighboring countries. Big room for improving the proptech business in this country still exists.Practical implicationsThe results are valuable for proptech start-ups, business investors and well-established real estate actors to build on new entrepreneurial initiatives. The opportunity to advance proptech mapping and categorization emerges as a prospect for future research.Originality/valueThis research adds an overview of cross-country proptech categories and proposes the first analysis of Italian proptech. This will contribute to support entrepreneurial opportunities.

Real estate transactions have been one of the most shadowed sectors of the national economy. The COVID-19 pandemic and the quarantine measures introduced in 2020 to prevent its spreading have led to a sharp increase in the shadowing of the real estate sector, thus reversing the positive trend of the previous years. The study aims at finding ways to de-shadow the real estate sector and substantiating them. Changes in the level of shadowing relations in the real estate sector in 2020 are analyzed. It is found out that the quarantine restrictions introduced in 2020 had though short-term but major negative impact on activities in the real estate market, thus increasing the shadowing of the real estate transactions sector. Emphasis is placed on letting residential real estate as one of the most shadowed segments of the real estate sector. Gaps in the de-shadowing measures in the real estate sector in recent years are highlighted and critically assessed, in particular: Bill № 3618 “On Real Estate Activities in Ukraine”; Bill № 3928-1 "On Amendments to the Tax Code of Ukraine with a view to stimulate the de-shadowing of income received from letting residential real estate"; introduction of a Multiple Listing Service based on real estate appraisal reports; activities of tax authorities in the field of identifying shadow transactions in the rental market. To minimize the level of shadowing the real estate sector, it is suggested to: conduct public awareness campaign as for the benefits of conducting legal activities in the rental market, e.g., protection of the rights of tenants and landlords in the field of real estate transactions; to amend the Tax Code of Ukraine regarding the taxation of income received from letting residential real estate; create a "Legal Lease" online portal, etc.

However, effective analytics of the real estate sector should include marketing analysis. Due to the recent moratorium imposed on the term loans, credit sources have been tightened for the realty developers coupled with other aspects. Given the difficulty in credit availing conditions in the sector, the article discusses the distressed funds as alternatives to uplift the sector. However, there are certain hurdles for the distressed funds in the form of capital structures to act quickly and operate efficiently. The article in this regard discusses certain changes in the regulatory framework that allows flexibility in the capital outlay in the residential real estate projects.
