This study investigates the integration of methods for real estate development planning and feasibility studies in the changing business environments of emerging big-data. It examines high-rise mixed-use development projects for the highest best use by combining fuzzy theory; thus, it identifies a big data-based innovative decision-making method for systemizing the various factors expected to influence real estate development. In this context, the study creates new evaluation fields and factors by integrating both conventional and big-data based high-rise mixed-use projects. The weight of each value was calibrated by relative significance and fuzzy measure using the Analytic Hierarchy Process (AHP) method. A measuring technique that applies analysis methodology to the evaluation areas was developed for more objective and clearer evaluation, and its application in the field was proposed. Evaluators can systematically assess the concerned evaluation areas during development project planning by examining the process. The findings also provided implications for the evaluation system’s operation by reflecting the variability of specific conditions of the varying projects in real estate and urban and land use planning.

The prevailing practice in new areal real estate development is for public and private actors to perform their duties by turns. Yet, the planning process could benefit from simultaneous contributions from society and developers and their designers. That, again, requires that the municipality selects the private partner consortia prior to completion of the local detailed plan through a competition in order to find the most potential actors and the best ideas for implementation of an urban structure of high quality. Candidates will be attracted by offering them the right to implement a residential/business block as a developer. The several blocks involved in an areal development project, and the laboriousness of producing competitive solutions, require a well planned selection process. A novel multi‐target competition process was developed which is presented in this paper with special emphasis on the allocation algorithms that allow selecting the most qualified competitors for parallel follow-up competitions from among a large group of registered candidates. The approach was tested in an actual real estate development project in the municipal district of Vuores which was the original reason for launching the study. Mixed-use development is theoretically considered to enhance the residential value of an area. However, limited empirical research has focused on European and North American cities. HOPSCA is a real estate project that integrates hotels, offices, parks, shopping malls, conference centers, and apartments. As an important mixed-use development project in Chinese cities, HOPSCA is designed to improve the quality of urban life and to enhance the residential value of an area. Few studies have explicitly examined the effect of HOPSCA on residential property values, let alone linked this question to particular types of HOPSCA. To bridge this research gap, we selected Wuhan City in China as a case study to explore the effects of HOPSCA on residential property values. Specifically, we used the potential model to quantify the effects of HOPSCA and used the geographically weighted regression (GWR) method to estimate the relationship between HOPSCA variables and residential property values. The results are as follows: (1) the effects of HOPSCA on residential property values are statistically significant with positive and negative effects. The balanced-development HOPSCA generated the greatest effects, with the highest premium of 10.76% placed on residential properties. Moderate price premiums of 3.57% and 1.83% were generated under the influence of the commerce-oriented HOPSCA and housing-oriented HOPSCA, respectively. By contrast, the business-oriented HOPSCA exerted a negative effect on residential property (−2.43%). (2) Significant spatial heterogeneity exists on the effect of HOPSCA on residential property values. The results showed that the influence of different types of HOPSCA, viz. the higher the compatibility between the HOPSCA type and the socioeconomic context of Wuhan, the higher the premium captured by residential properties within the city areas. HOPSCA benefits the improvement of the quality of urban life, which promotes urban development. For policy makers and real estate developers, our findings suggest that matching the development types and the spatial layouts of HOPSCA with the regional socioeconomic contexts is critical for enhancing the value performance of such projects.

Purpose After the drawbacks in the process management of China PE commercial real estate development project are analyzed, it is necessary to introduce a more integrated and advanced tool to solve them. The paper aims to discuss this issue. Design/methodology/approach A standard process model was proposed first. Based on the model, a coupled activity dependency model was also built by structural tool design structure matrix (DSM), the detailed matrix involving 119 activities and 322 information dependencies. Next, two large processes coupled blocks were generated by the sequencing algorithm and tearing algorithm. Then, the general simulation framework with rework probability and rework effect was introduced to do empirical research for one of the activities blocks due to the merit of solving rework of DSM. Findings These results showed that key activities were rearranged, that information interactive scope for them was optimized and that collaborative organization interface was built. And the expected duration after simulation was 131 days at 90 percent percentile, providing the objective basis of process arrangement to some extent and decreasing the risk of prospective yields during fund period. Originality/value This paper is a qualitative and quantitative practical research for the process management of PE commercial real estate development projects in China based on a real project which has begun construction in 2014.

The implementation of the real estate development project are accompanied many management decisions. These decisions can be made by one person or a project team. The article describes the advantages and disadvantages of individual and group decisions. The results of a comparative research of decision-making by one person and a group using computer decision support systems and without them. It is shown that using of automation tools facilitates decision making and increases confidence in its correctness. It has been experimentally proved that the individual solution is based on a smaller number of factors, is accepted more quickly and more satisfied by the person making the decision, in comparison with the group decision. Further the difficulties in implementing computer decision support systems in the work of a development company and acquired benefits are listed.

The accuracy of land value directly affects the size of the project development profit in real estate development project, more will be related to the project success and failure. According to the characteristics of the real estate development, land prices in the mature real estate, on the basis of influence factors, the grey correlation analysis model is set up by using the value of developed successful plot, to estimate the land value, and combined with examples to provide a reference for scientific decision-making to real estate developers.
