This paper focuses on the physical attributes of land that intrinsically limit land use and possibly affect land values. In particular, we investigate if the slope of a land does decrease its price and investigate the role of land slope in forming more reliable constant-quality land price indices and aggregate house price indices. We find that, while land slopes do decrease the land price per unit, they have a small effect on the quality-adjusted land price indices in selected neighborhoods in Auckland, New Zealand, where sloped terrain is common.

Worldwide urban areas are having increasing influence over the surrounding landscape. Peri-urban regions of the world are facing challenges which results from sprawl with increasing problems of social segregation, wasted land and greater distance to work. This study seeks to examine the trends in land use dynamics, urban sprawl and associated development implications in the Bamenda Municipalities from 1996 to 2018. The study made use of the survey, historical and correlational research designs. The purposive and snowball techniques were used to collect data. Spatiotemporal analyses were carried out on Landsat Images for 1996, 2008, and 2018 obtained from Earth Explorer, Erdas Image 2014 and changes detected from the maps digitized. The SPSS version 21 and MS Excel 2016 were used to analyze quantitative and qualitative data. The former employed the Pearson correlation analysis. Analysis of land use/land cover change detection reveals that built-up area has increased significantly from 1996 to 2018 at the detriment of forest, wetland and agricultural land at different rates within each municipality. These changes have led to invasion of risk zones, high land values, uncoordinated, uncontrolled and unplanned urban growth. The study suggests that proactive planning, use of GIS to monitor land use activities, effective implementation of existing town planning norms and building regulations, are invaluable strategies to sustainably manage urban growth in Bamenda.

In the 1980s, with advancing information technology and business globalization, Tokyo emerged as a major business and financial center in the world economy. Especially after 1985 Tokyo and then other large cities experienced a strong boom and a rapid increase in land values. It should be pointed out that, instead of high land prices restricting domestic demand, the appreciation of land along with other assets has helped boost the economy through the wealth effect and has made Japan the “richest” nation in the world in terms of the value of assets. There are, however, some serious problems associated with land in Tokyo and other large cities. Among them are inefficient land use, inadequate public infrastructure, and an increasing disparity between the haves and the have-nots due to land-price escalation. To solve these problems, it is essential that excessive regulations over land use and transactions be removed and the present land-tax system be reformed. Japan's land problem must be dealt with by encouraging the supply of land and the efficient use of land.

Reforestation in Algeria has been recognized as a priority in different programs for the development and enhancement of forest heritage. Degradation factors of forest and soil contribute significantly to the decline in land values. The Algerian forests in the past, during the colonial period suffered considerable degradation. The degraded forest heritage has been undertaken with serious programs since independence. Several programs for the development of the forest sector through reforestation have been carried out. Unfortunately, the achievements were still below expectations. The launch of the National Reforestation Plan in 2000 has given the forestry sector a new lease of life with a vision that incorporates the productive aspect of reforestation, the industrial aspect, and the recreational aspect. Before the end of the NRP timeline, significant reforestation projects are completed. In a future projection, reforestation is integrated into the land use planning within the framework of the National Plan of Land Use Planning.

The discussion whether and how to capture the increment of land value has been present in academia and politics for decades. Only few countries have established comprehensive systems to calculate land values and introduce a regulatory basis to directly or indirectly capture increments linked to land-use planning decisions for the public good. This article elaborates the potentials of and barriers to implementing a land-use-based direct value-capture mechanism within Austria’s fragmented planning regime. The considerations are built upon an analysis of the existing framework and instruments linked to land value and planning to identify the context of constraints for an additional or replacing instrument. Based on a legal analysis and qualitative expert interviews, key aspects for linking value capture to land-use planning decisions are identified and conclusions drawn based on a recent discussion in Austria.
