Residential real estate assumes crucial importance in a country's socioeconomic development. It is an important field of study, and much work has gone into better understanding the sector and the factors determining sales within it, such as time-on-the-market (TOM). TOM can be influenced by a variety of elements; a fact that in effect raises a lot of issues, because these determinants are often interpreted in an ambiguous or unstructured way. This study aims to bring greater accuracy and structure to our understanding of these factors, by showing that the integrated use of cognitive mapping with the Analytic Hierarchy Process (AHP) can give rise to a conceptually coherent and empirically valid framework to calculate TOM indices in the residential real estate market. Because it takes into account both tangible and intangible characteristics of a house, this measurement framework also boosts strategic planning support and allows for more informed business planning, which we believe can be a real contribution to the development of the real estate market. The practical implications and limitations of this evaluation system are also discussed.

The article is about the formation of a new system of state cadastral evaluation of real estate after the coming into force the Federal Law "State Cadastral Evaluation". An analysis of the results of the first round (2018-2019) of the state cadastral evaluation carried out according to the new rules is presented in the paper by example of agricultural lands in the Central Federal District of Russia. The author proposed the scheme of the new cadastral evaluation system.

This article mainly from the characteristics of the real estate valuation and the existing problems, study of the geographic information system (GIS) is applied to real estate evaluation system of the necessity and feasibility, and puts forward the main function of the GIS system of real estate appraisal module.

Recovery from economic downturn caused by COVID-19 is still considered slow, despite of all the hard work from private sector and stimuluses being issued by central government. Futura Land as one of real estate developer, is not an exception. Facing the fierce competition and challenges in the future, the Company needs to assess and enhanced business strategy in order to prepare for the future of property market and adapt with the possibility of COVID-19 being an endemic. This research wants to uncover the reason of unrecovered sales performance, the effect of several government initiatives on property market and also recommend business strategy including the implementation plan for the Company. This research used qualitative methodology by utilizing both primary and secondary data. Based on data analysis, the root of problem is coming from lack of evaluation system in the Company, low brand awareness among potential customer, low initiatives from sales person, low level of product development and collaboration. From external point of view, low purchasing power caused by endless case of COVID-19 new variant has brought a huge influence of the unrecovered sales performance. In addition, the stimuluses in property market is issued by government a year after the pandemic taken its toll. To win competition and grow further, the Company should increase and shifting their marketing communication activities to online platform while revisit the content of marketing materials, develop product development team to bolster the current product design, intensify the role of banks relationship officer in order to help customer eligible for their mortgage financing and bringing wide variety of banks to propose their financing to. Last, the Company should start develop an enhanced and structured evaluation system within the Company to review the effectiveness and continuity of any program being proposed to the management.

With the rapid development of the real estate market, real estate evaluation is becoming more and more important and active. The real estate is now evaluated according to the expertise and experience of the appraiser. The evaluation results are often influenced by the subjective randomness of the evaluation personnel and the complicated and changeable environmental factors. It is not only a professional technology, but also a complicated art. Therefore, how to improve the scientific, accuracy and efficiency of real estate evaluation has become an important issue that needs to be studied and solved in the real estate evaluation industry. This paper takes mass real estate evaluation system as the research object, adopts the BP neural network to research the design principles of the evaluation system and the design method of the model, and designs and develops the mass intelligent evaluation system to improve the intelligence, scientific, accuracy and credibility of the evaluation system.

The article is devoted to the development of the main provisions of realtor business modeling. In the paper the development of notational complex is presented, which is involved in the design of the conceptual model, the formation of a reference model of real estate business and basic rules for the implementation of the model. In the construction of the proposed model important notational aspects are highlighted. Functional orientation of real estate business for rendering services reflects a functional approach to business modeling. In order to ensure the assessment of the offered services it is proposed to implement a nested model of the object. A reasonable functional approach using object-based elements allows optimizing the processes of business modeling and assessment of the results. The article discusses functional modeling of business, focusing on the results. Synchronizing the functional model with the models of business processes and sub-models of objects, in particular, the model of business result, contributes to the improvement of the notations tools. The article presents the adaptation of the template of the business model to the conditions of the realtor activity. The proposed reference model specifies the logical scheme of decomposition activity, which detaches economic, social and other values. The decomposition of services into functional groups with account for individual values and functional modules is presented: buying and selling real estate; mortgages and loans; rent of residential and commercial property; an independent evaluation of real estate; consultations concerning the issues of real estate transactions. In the focus of the results of business processes and performance standards of realtor organizations transitional notation to the evaluation system efficiency of business performance is developed. The simplest method of feedback for assessing customer satisfaction and, consequently, system efficiency is offered. This method can become the basis for the development of metrics processes, which are implemented to meet customers’ demands and achieve business objectives of a realtor organization.
