In conducting this study, convenience sampling technique has been employed and respondents have been chosen in the area of Kuala Lumpur. Hypothesis were tested using regression analysis by using Smart-PLS. Based on the result, career development, compensation and job security were found to be significant with employee loyalty. However, work environment was found to be not significant with employee loyalty. The natural ecosystems are increasingly being replaced by urban built-up area due to fast urbanisation. The urban development pressure brought urban areas to the uncontrolled built environment which, in turn, significantly compromises the quality of public spaces and facilities. Furthermore, the urban environment discourages active living. Thus, research on the relationship between urbanisation and physical health is rapidly coming to the force. Urbanisation can have detrimental effects, particularly on physical health, which further attributed to unsustainable urban development. A study was carried out at Sri Pahang Public Housing (Flat), Kuala Lumpur with the aim to investigate the healthy lifestyle among residents and the relationship with the public facilities available at study area for the physical activity. Data was obtained through questionnaire survey. The relationship between healthy lifestyle particularly the level of physical activity and the facilities in the study area was analysed using correlation test. It was found that most of the respondents were physically inactive and their healthy lifestyle can be related to the planning aspects of facilities in the study area.

This study examines the quality of life (QoL) satisfaction through place attachment theory upon neighbourhood area among youth in Kuala Lumpur. The objectives are to test the impact of neighbourhood sense of place on QoL index. For place attachment, the environmental factors closest to the home of the residents exerted a greater influence than the more distal factor. These findings contribute to understanding the relationship between place attachment theory and quality of life among youth. The discussion also considers personal dimensions of place belonging and identifying associations amongst them as ways to explore youth quality of life in the PPH. Purpose The purpose of this paper is to investigate whether real estate companies manipulate their earnings through the brokerage fee across ownership expropriation or not. Design/methodology/approach This study considers Kuala Lumpur Stock Exchange listed real estate firms to investigate how the brokerage fee in the real estate industry might affect the earnings management of firms across its ownership expropriation. Using annual report data, the authors investigate the associations over a panel for the period 2008−2012. Robust panel regression is used to divulge the probability values with reference by probit regression. Findings Overall, the results show that high brokerage fees would drive more events of earnings management and that, generally, the ownership concentration among Malaysian real estate firms significantly affects the earnings management of the firms. Practical implications This study shows that firm profitability and brokerage fees enhance the probability of firm’s earnings management. A low brokerage fee would reflect low revenue to the company. Therefore, management would opt to manipulate earnings in order to overstate earnings, which garners more interest from investors. Originality/value Real estate values in Malaysia have climbed steadily over the years due to a combination of reasons giving companies a higher brokerage fee. Earnings management has become a big issue for property investors. The study demonstrates the relationship between earnings management and brokerage fee across ownership expropriation which can be considered by shareholders in their own strategic planning and investors in their own investing.

The purpose of this chapter is to examine the factors that influence small and medium-sized enterprises' (SMEs) intentions to use the investment account platform (IAP) based on technology acceptance model (TAM). The central hypothesis for this chapter was that SMEs' intentions to use IAP were a result of perceived usefulness and perceived ease of use. This chapter also suggested that perceived ease of use and intention was mediated by perceived usefulness of the IAP. Using primary data collection method, 163 questionnaires were collected from SMEs in Kuala Lumpur, Malaysia using the purposive sampling technique. The data were analysed using SPSS and SmartPLS. The chapter found that perceived ease of use had significant influences on SMEs intention to use the IAP while perceived ease of use significantly affected perceived usefulness and the relationship between perceived ease of use and intention was mediated by perceived usefulness of the IAP. The results of this chapter suggested strategies to promote the platform as a fund seeking platform for SMEs.
