With the continuous development of the real estate industry, the real estate valuation business volume increasing coverage, valuation of more extensive, therefore it has become increasingly difficult. This article mainly from the characteristics of the real estate valuation and the existing problems, study of the geographic information system (GIS) is applied to real estate evaluation system of the necessity and feasibility, and puts forward the main function of the GIS system of real estate appraisal module.

The estimated compensation provided for damage to property deriving from the remedial acquisition pursuant to art. 42-bis of the Consolidated Law on Expropriations (Presidential Decree 327/2001), raises some questions both of a general and an applicative nature. This study, on the one hand, defines the contours of the estimation problem so as to frame it within the principles and postulates of the doctrine, and on the other, it pro-vides the operational indications that are necessary to face the practical determination of the compensation.The two are obviously closely connected. The discussion and the conclusions provide food for thought on issues involving the real estate appraisal and the legislation on expropriation.

AbstractVariables occurring in a real estate market are frequently presented on scales other than interval or ratio scales. Most frequently, the scale is an ordinal (for instance – onerous, unfavourable, neutral, favourable), or possibly a nominal one. That is why the use of scales intended for quantitative attributes (such as Pearson linear correlation coefficient) is not possible. The paper presents the results of employing other coefficients (Kendall’s τB and Spearman’s ρ coefficients) in analyzing correlations on the real estate market.The objective of the article is to present a method of analyzing the correlation of qualitative variables (attributes) and to present the possibility of using the obtained results in the process of real estate appraisal.

Most existing studies on the behavior of real estate appraisers focus on the issues around the independence of the appraiser. This study uses a questionnaire to measure the objectivity of real estate appraisers which involves six indicators related to the appraisal process, and divides the factors that affect the objectivity of real estate appraisers in Taiwan into four categories, namely, the opinion of the appraiser regarding the future development of the real estate appraisal industry, current real estate appraisal approaches and behavior of other appraisers, and the characteristics of real estate appraisers and their firms. The empirical results reveal that the income of appraisers relative to other professionals and public opinion in relation to the fairness of real estate appraisers are the two most important factors that affect the objectivity of real estate appraisers. Furthermore, the work experience of the appraiser, total revenue of the real estate appraisal firm, and independence of the final appraisal result all significantly and positively affect the objectivity of the real estate appraisers, and the awareness of a lack of appraisers in the market significantly and negatively affects their objectivity. These findings are helpful to the healthy development of real estate appraisal and its related industries.
