This paper examines the random group effect, which has usually not been considered in traditional housing demand studies. Frequently, group level variables are used in housing demand estimation due to the data constraint. For instance, the US Index of Housing Price per administrative area is often used to measure the housing price when estimating the US price elasticity of demand for housing, and the average household income is often used as a proxy for the individual income in Taiwan when estimating the income elasticity of demand for housing. Econometricians argue that the traditional OLS estimation, when the random group effect is ignored, has been considered to have a downward bias in the estimated standard error. By following Amemiya (1978) and Borjas and Sueyoshi (1994), we propose a two-stage estimation technique to estimate housing demand with the random group effect. Using Taiwan’s cross-sectional survey data, we found that the standard error of the estimated coefficient for the group level income variable is underestimated in the traditional unadjusted OLS specification. This finding suggests that there may be a danger of spurious regression in the traditional OLS housing demand estimation.

This research focuses on the emergency-housing demand caused by the on-going refugee crisis in Southeastern Europe. The research and proposed solutions focus on Northern Serbia, as this region generally lacks permanent housing solutions for accommodating the increasing influx of immigrants. The outcome of this research is an architectural proposal for the refugee housing unit designed particularly for the situational factors of this focus region.    The study identifies earth architecture as the primary building technique, due to its ability to satisfy a range of defined end-product goals.  These goals include: the sustainability of the material, quality and durability of the final product, skill level required for non-professional construction, final cost of material and execution, historical regional precedent, and opportunity for communal engagement of the immigrant population. The proposed architectural design uses earth-bag construction as the sub-method most suitable for this location and in keeping with the goals outlined above. The proposed housing unit is a singular component that could be duplicated to create larger communal housing communities.  A broad overview of possible solutions is included, followed by the development of the earth-bag construction option. The development of this proposal includes material studies, sketches, and an architectural model as representation tools. The outcomes of this research serve as a guideline, rather than a precise construction model, in creating much needed refugee housing communities in North Serbia.

Subject. The article describes the findings of the authors of fundamental strategic decisions on the formation of multifunctional urban complexes, using the housing demand and supply criterion. Objectives. We undertake a comprehensive study aimed at perfecting the methodology for evaluating the options for city infrastructure development at two stages, i.e. strategic, when general targets of feasible commissioning are determined, and current, when parameters of demand for facilities are taken into account. Methods. The study employs methods of expert survey, statistical data processing, predictive and investigative analysis. Results. We explored factors of creating amenities and comfort in residential construction areas, developed an algorithm to calculate the volume of new living space commissioning on the basis of evaluating demands in the Smart City paradigm. Conclusions. The study shows the cost increase depending on the built-up area, number of floors, and the balance between the type of capacity and the number of residents in the quarter (linear relationship).
